PDF Editor FAQ

Have your neighbors ever called the cops on you for something ridiculous?

Not a neighbor, but the woman from whom we bought the house. The day before closing, the seller (an older woman) realized she would have to pay property taxes for the entire time she owned the property (a long proration). She was NOT happy and almost cancelled the sale. Thankfully, we did complete the sale the next day, though she was still unhappy and thought she had been cheated. As part of the sale agreement, the seller was given a few weeks to move out. My wife and I, the buyers, were allowed to immediately begin installing a fence in the backyard, even though the seller was still living there. All of this was spelled out in the sale agreement. A few days after closing, my father, my son, and I arrived to start installing the fence. I drove my pickup full of materials into the backyard. We worked all morning with no problems. Around noon we broke for lunch and drove my father’s car back to my house (less than 1/2 mile away), leaving my pickup in the backyard. We returned about 1/2 hour later, and there was a police car in front of my new house. As soon as we parked, a police woman came out of the house and approached me. We said hello, and the officer asked us if it was our pickup parked in the backyard. I said yes, we’re installing a fence. The officer said the homeowner said we didn’t have permission to be there and we’d have to leave. I explained to the officer that I was actually the owner of the house, to which she replied no, the woman lives there. I explained that we had just closed on the sale, making me the owner, but that the woman was given a few weeks to move out. On top of that, the sales contract specifically states that I could immediately begin intstalling a fence. The officer asked to see the sales agreeement, so I went home and returned with the documents. I showed the officer the relevant part of the sale agreement, and she took the document back inside to talk with the seller. I don’t know what was said inside, but a few minutes later the officer came back out and said we were good and could continue with the fence. The seller didn’t come out to talk to us at all, but we didn’t have any more trouble either.

What are the most common flaws homeowners try to cover up when selling a house?

Here is a list of common problems homeowners try to either not talk about or cover up. However, should a homeowner knowingly hide or fail to disclose anything that doesn't work or is damaged or is not as "represented" factually when asked by the buyer could jeopardize the sale and if discovered after closing by the new owners could result in a lawsuit.Damp or leaking basements.Ice dam roof damage caused by ice backup on the roof during winter, resulting in water damage in the ceiling.Appliances that do not work. Very few people turn on each appliance prior to making an offer.Leaking pipes. Many problems can be seen under the kitchen and bathroom sinks.Problems with infestations such as ants, termites or small ground animals living inside the walls.Always hire a licensed, professional home inspector following the acceptance of your offer and have the inspection done prior to signing the Purchase and Sale Agreement, so that any problems found by the inspector can be worked out in the Purchase and Sale Agreement.

What ignorant thing did a car salesman do or say that made you walk out in the middle of a negotiation?

I was using the AAA Car buying service to get pricing for a used car for my son. I found the car I wanted and the price was confirmed by the “Internet” Sales Person. She set up an appointment to test drive the car, and I was off to the dealership.I had the price I wanted and and if I liked the car on test drive I was ready to buy.We got to the dealership, and my first indicator should have been the salesman had no clue about the AAA pricing. After the test drive I was looking at the price on the Purchase and Sales agreement and it was significantly higher then the price I had already agree to. I pointed this out to the salesman and told him I either getting the price I had already agreed to or I was leaving. The sales manager told me he couldn’t possibly sell me the car at the AAA price. I told them they just lost a sale and I walked out.I let the internet rep know what happened, and I did get an apology from the general manager saying they should have honored the AAA price. They lost a customer that day, and I’ll tell everyone I know to avoid them.
