PDF Editor FAQ

Is it worth to buy a mobile house?

Just making sure I’m understanding that you may mean “mobile home” (trailer home, or otherwise known as “tornado magnets”, etc), or you might mean something like the new fad of “tiny houses” which are very mobile and can be moved from place to place. If you mean the former, the single- or double-wide trailer home, or classified as a “manufactured” home, that all depends. In standard suburb or exurb or conventional neighborhoods, they’re limited to being in a trailer park and they’re not considered “real estate”, that is, you don’t own the land that it sits on (you pay lot rent) and the mobile home is considered “personal property” not real estate. They would typically NOT appreciate in value. Some folks will get a piece of land, check with the local governments (building departments) and put a mobile home on a piece of land (a few acres or a few dozen acres) just to have an inexpensive roof over their heads, not have any nearby neighbors and have plenty of privacy and/or room for outside hobbies. In my state, Michigan, it’s quite popular to get a decent sized parcel of land and just get an inexpensive, but comfortable mobile home. But you stand a good chance that the land you sit on appreciates over time. It’s not impossible to sell later, but again, you’re mostly selling the land and the mobile home is simply considered junk (unless you REALLY take excellent care of it). It IS possible to get an “affidavit of affixture”, depending on the state and local governments and building departments so that the mobile home is considered a permanent part of the property and can be considered real estate. However, they still don’t appreciate as much as a conventional (modular or stick-built) home.Depends on what you’re after.Cheap roof over your head: Ok.As an investment that appreciates over time: NO.

What advantages do modular homes offer over traditional stick built?

Six of one, half a dozen of the other. It’s a perception that stick built is supposedly better, but there hasn’t really been any formal proof or analysis that either is correct.Modular homes tend to get lumped in with manufactured/mobile homes, but they are distinctly different. A modular home is a home built in a factory in sections and the sections are installed at the home site in 2, 3, 4 or even 5 parts, on a permanent foundation. Manufactured/mobile homes are on a trailer chassis, either in single, double, or triple-wide configurations.Modular homes may or may not retain their value compared to stick-built, much of the value would depend on the overall quality of the home.In different parts of the country, manufactured/mobile homes are a separate class than modular, and are also separate from stick-built. In other parts, unfortunately, modulars may be classified the same way.A mobile home in a trailer park is not considered real estate, it’s private property. A manufactured home installed on a permanent foundation may also not be considered real estate unless the owner obtains an “Affidavit of Affixture”, which is a fancy way of saying that the home is permanently “affixed” (attached to) a concrete, block, or pillar foundation.Modular homes are typically installed on permanent foundations. Mortgage lenders and insurance companies will not typically service mobile homes or manufactured homes unless they are affixed as described above. Modular homes may be rated differently by lenders and insurance companies than stick-built for no good real reason, though.Interjecting an opinion here, but it’s not quite right that these different home types get treated differently. It even more amazing considering that mobile homes, manufactured, and modular homes all get built typically in climate-controlled factories where the materials and the home itself doesn’t get rained on or snowed on, or having to deal with hot and cold assembling conditions. With assembly-line processes, the m/m/m homes can all be built the same way with increased quality, tighter tolerances, and uniform construction.I’m currently living in a stick-built home, but aside from resale value, I could comfortably live in any of the other types of home. Unfortunately, resale value and insurance-wise, the stick-built has the perception of being the safest investment for buying a home.
