If there is significant biohazards present such as a crime scene, its often the case we hand it over on contract to a licensed and certified cleaning service so if there is an issue, they are licensed and insured and protects the tax payer or client from liability.There is times, Its JUST NOT WORTH THE RISK for exposure or liability.One of the saddest was the case of a guy who blew his brains out with a rifle in his living room. This was associated with a govt housing program so after the police did their thing, medical examiner then the unit was turned over to us. We secured it and the belongings, then called in the Hazmat contractor. We inspected and signed off when they were done.Next step was our maint team went in and did the usual “Turn the unit” drill by checklist to federal housing standards. Everything is documented.So new resident moves in, Some are great to work with, some are very frustrating and this lady was one of the most challenging. She didnt like the unit and wanted another one so did her best to communicate that. She started filing complaint after complaint. Of course the neighbors all told her what happened to the previous resident. This fired her up even more.She filled complaints she was finding blood spatter and brain material but the problem was, One it wasn't true, and secondly, it was physically impossible. The lead told her one day….”You mean Daryll shot himself in the head, used the bathroom, went into the kitchen, dripped blood in the fridge making a snack, did the dishes then went into the other room and died?”After a while these complaints tapered off but she filed new ones. One was Daryl's Ghost was haunting her. So, Because Im a smart ass, and weird sense of humor I thought I would push her buttons and see what happened. Her name was Anne. So the neighbors nicknamed her Daryl-Anne which is funny as hell as thats the characters name for Poltergeist. People would taunt her“Daryl-Anne,, Dont go towards the light!”So one day I had a little off the books Convo with her. I told her,,, “Anne,, You should be grateful you have Daryl for a Ghost! He was a nice guy and cool to chill with, I bet he enjoys just watching TV with you. But not everyone here has a cool ghost like Daryl. That lady up there? Hers hides her car keys,. destroys her mail, and turns the food bad in the fridge. That guy over there? His ghost keeps him up at night banging on pans and slamming doors! That one over there?? That Ghost does naughty naughty things to your lady bits when sleeping and NOT in a good way! Thats why that lady always looks grumpy and tired!. So you truly are blessed to have good ghost like Daryl. Keep in mind in every unit here multiple people have died so no telling what you might get if you moved to another unit.”Daryl-Anne was just flabbergasted and stood there with her trap hanging open. This was a woman who was never quiet or at a loss for words. She finally shrugged her shoulders and wandered back inside while looking back over her shoulder at me every few steps. That mostly shut her up, and rarely did we get complaints after that. I never told anyone what I had done, But the Managers wondered what happened. I never said. I would have certainly been written up but it was worth the risk. In this case it paid off.
