After I moved to NY from MI, we went back for a visit and my youngest daughter wanted to go out to eat. She said she had heard a place called “Lil Bo’s” had fresh perch. The so-called “Full Order” was 2 small pieces of fish, a handful of fries and one of those take out dip containers with coleslaw for $10! I don’t think the total weight of the fish was 6 oz. We thought there had to be a mistake and were served the half order instead but realized the kids plates had less than what a toddler would eat and they were pre-teen at the time. Their tiny portions cost $8! When I went to pay the bill, I told the manager how disappointed I was. I was holding the bill and my credit card when she yelled that I was trying to skip out on the bill and would call the police! I told her that I was NOT skipping out and to stop being so dramatic! I said “I have the payment right here!” She then did something that totally shocked me… She put her hands up in front of her and before I realized what she intended, she SHOVED ME! I said ARE YOU CRAZY?? Please DO call the police! Because I want to file a complaint!Long story short, she called and told them I was a dine and dash, they came and threatened to arrest me. I told them I wanted to file a complaint for assault and battery. In essence the cop told me “Prove it”. I was flabbergasted! I said they had a camera! I’ll take the contrarian position: buying a home was not worth it and I am stuck.I bought my home in 2014. Not the peak nor the bottom of housing prices in the region. My market is basically flat to negative. All the homes in my neighborhood have sold recently between +-4% of my 2014 purchase price (interest rates have moved up).Inconsidered transactional costs and bought a bit more than a starter home (~20–30% above typically starter home in my county). I didn’t want to trade up later and had the cash. I put down enough to clear PMI. I thought I’d be aggressive and bought it with a 15 year note. I consider it somewhere between affordable and a bit of a stretch.I was there for four years and needed to relocate for work. I was offered a good job requiring relocation. I declined as the relocation package was low. I took a different position with a larger company which offered sales assistance. The first company had a lot of success and I left a lot of money on the table choosing the later. Absent the house, I would have taken the first.Relocating was quite hard. Listed home in mid-April. Very low sales volume in my county. Two houses in neighborhood sold. Three others, including mine, did not and were delisted. My price was middle of the pack. Good condition. Listed for rent. Secured a tenant in mid-August. So that’s about three or four months of no income.My tenant seems solid. But I’m not covering my mortgage. At prevailing rental rates, I cover management fees, mortgage interest, taxes, insurance, HOA, and maybe some maintenance. I’m generating negative cash flow equal to the principal each month. I’m no longer getting the interest deduction. And that negative cash flow isn’t being invested in something else that would be higher performing. I’ll probably have to replace HVAC and road in next two to three years. That’s funded out of pocket not rental income.So my house caused me to skip a professional opportunity that would have been most optimal. I carried it vacant for 1/3 year. And I’m putting money into it each month. I am paying down interest at a modest clip and generating passive losses to offset any future capital gains, if there are any. It’s not terrible but it’s FAR from optimal. And we make decisions with information we have at the time.(There’s probably a lot of pro-house people who will jump on points. Some of them are fair. I should’ve kept to 30 year note. I should have bought entry level. I should have timed the purchase better through the use of magic foresight. All true. I’m not anti-house. I’m just saying not all scenarios are perfect for everyone. If you’re disciplined, there are many other vehicles for wealth generation than real estate. And if you’re definitely going to be in an area long term then it may also make sense.)
