They would typically NOT appreciate in value.Some folks will get a piece of land, check with the local governments (building departments) and put a mobile home on a piece of land (a few acres or a few dozen acres) just to have an inexpensive roof over their heads, not have any nearby neighbors and have plenty of privacy and/or room for outside hobbies.In my state, Michigan, it’s quite popular to get a decent sized parcel of land and just get an inexpensive, but comfortable mobile home. But you stand a good chance that the land you sit on appreciates over time. It’s not impossible to sell later, but again, you’re mostly selling the land and the mobile home is simply considered junk (unless you REALLY take excellent care of it). It IS possible to get an “affidavit of affixture”, depending on the state and local governments and building departments so that the mobile home is considered a permanent part of the property and can be considered real estate.
