The previous owner can make no further claims on you, all previous encumbrances are discharged, all taxes and rates paid to the day of transfer. Anything wrong with the property is now your problem.There remain two conditions only in which you can lose title of your property without selling it yourself. These are: you have secured a mortgage on the property (the financial institution will keep your title for "safekeeping" until you discharge the mortgage) and default in your repayments, and make no mutually-agreed arrangement with the bank to get back up to date with repayments; secondly you fail to pay your local Council rates and any fees (such as for pest and clutter cleanups) for an extended period (usually over ten years, but they are allowed to add legal fees which increases the debt markedly). In both cases, these organisations may apply to sell the property in order to recoup money owed to them. This procedure will be long and drawn out, but if you really cannot pay them, you will be better off selling the place first and discharging your debts, rather than waiting for expensive legal proceedings, which will be deducted from any remainder paid to you after those debts are repaid.
