Legal marijuana was a $700 million dollar industry in 2014 according to a Washington Post analysis of tax data. In 2014, Colorado retailers sold $386 million of medical marijuana and $313 million for purely recreational purposes. The two segments of the market generated $63 million in tax revenue, with an additional $13 million collected in licenses and fees."

How did you become financially independent?

I became financially free with real estate through a mixture of agent, flipping, blogging, and landlord activities.This is a tricky question because need to define what financially free means before you can say you have become it. Many people have different wants and needs in life. I technically am financially free because I have passive income coming in that takes care of my basic needs. However, I have expensive tastes, especially in cars and I do not want to just be financially free. I want much more. I keep working to build more passive income and because I love what I do.I started in real estate when I was 22 as an agent. I worked with my father, but did not find much success until about 5 years later. I started listing REOs and foreclosures for banks. My career took off and I got up to 200 sales a year as an REO broker. When I was making good money I started buying as many rentals as I could. I ended up buying 16 rentals from 2010 to 2015. I had also always flipped a few houses a year. In 2013 I started: Passive Real Estate Investing | Invest Four More to talk about my rentals, flips and being an agent. Here is what my passive income looked like around 2014:Rental property monthly income after all expenses: $6,500 a monthIncome from blog (eBooks, affiliates, etc): $5,000 a monthI was also making income from selling houses as an agent and flipping houses. Rental properties were always my biggest long term goals because they generate income for as long as you own them. I would buy houses from $100,000 to $140,000, spend $10,000 to $20,000 fixing them up, and rent them for $1,300 to $1,500 a month in Northern Colorado. Taxes here are very low, and I put 20 percent down so I was making around $500 a month in cash flow after all expenses including accounting for maintenance and vacancies. I also bought my rentals below market value, which means when I was done fixing them up, they were worth from $150,00 to $180,000.In 2014 I figured I had enough passive income to satisfy one of my dreams, and I bought a 1999 Lamborghini Diablo. It is Monterey Blue and amazing.The cool thing about that car is the value has doubled since I bought it for $126,000. I could no longer find great rentals because prices increased so much. I turned my focus to the blog and flipping. I went from flipping 8 houses, to 12, to 18 and this year I will come close to flipping 30 houses. These are full blown rehabs I am doing, not wholesaling. Is the USA legalizing marijuana around the country?

Yes! Slowly but surely! Colorado and Washington State were the first two states in America to legalize recreational use! However, if you recall Colorado and Washington both STARTED by working hard to get the use of Marajuana strictly for a person's medical conditions first! And that past back in 2005 or so!Once they got the medicinal marijuana passed through courts and the citizens voted a yes for it as well, they started working on the complete legalization state wide right away!And in 2014 Colorado State which basically means the voters…ie. Colorado legal residents voted an overwhelming YES supporting the recreational use of Marajuana no longer a crime! :) And over the next two years Colorado State collected over $ 45.7 million from the tax placed on each sale of pot! It had been much more and continues to go up every year!Ohh and there have been less deaths caused from drunk driving ever since the law passed. However, I'm not sure it's directly related it could just all be a coiensedence!Hope that helped!
