I would advise not towing away a mobile home until you have building permits in your hand for a replacement dwelling.Secondly, adverse possession might be a ticking time bomb in your case. If somebody openly squats on your land for a certain amount of time, without hiding and without permission, and no documented effort is made to remove them, they are permitted to file a legal claim against your property, and a judge might take it away from you and give it to them. The amount of time required to establish adverse possession varies by jurisdiction, but typically ranges between seven and ten years. If they’ve been squatting for 20 years and you bulldoze their house, you might end up going to jail AND handing over the title of your property to them. They may not even be aware of that law, but they may BECOME aware of it if you piss them off. I would discreetly find out how long they have been there. Ask the neighbors. Find out what the time limitations are for adverse possession in your local jurisdiction. Then sweetly get them to sign a lease agreement. Charge them a dollar a year to lease your land. If they are paying rent, they can be evicted. Even if they’ve been openly squatting on your property for decades, once they sign a lease agreement, they lose all their rights of adverse possession.
