Till date we have been taught that the battle of Haldighati was won by Akbar.But, this is not the truth.'Pratap had won the war'Dr. Chandrashekhar Sharma, a professor at Meera Kanya Mahavidyalaya, Rajasthan Vidyapeeth University, Udaipur, did a research.In this research, he found that Maharana Pratap defeated Akbar in the battle of Haldighati on 18 June 1576. Dr. Sharma has submitted proofs with letters in favor of Pratap's victory in his research at Janardhanarai Nagar Rajasthan Vidyapeeth University.According to Sharma's discovery, for the next one year after the war, Maharana Pratap had distributed the land, leases of the villages around Haldighati in the form of letters, which are signed by Diwan Pratap of Eklinganath. At that time only the king had the right to issue leases of land. Which proves that Pratap won the war.Dr. Sharma has researched that after the Haldighati war, Akbar was angered by Mughal commanders Man Singh and Asif Khan losing the war. Both were punished for not coming to the court for six months.Sharma says that if the Mughal army had won, Akbar would not have punished his beloved generals.It is clear that Maharana had won the battle of Haldighati with full courage.Thanks…

In itself, it’s not a big deal. The lease ran out. But the move is a grumpy gesture, and for Israeli voters like me it emphasizes that 25 years of peace have failed to be translated into any warmth nor even much tolerance from the Jordanians. And we wonder why, in that case, with the Sea of Galilee dangerously low and falling lower, Israel continues to supply Jordan with millions and millions of cubic meters of water. True, the lease on Jordanian lands was for only 25 years to start with; but the agreement on water was for only 3.

Now, with business model #2- Develop and Land Lease (or Sell), perhaps you, the developer, can own the land and provide a land lease (also known as a ‘ground lease’) to interested parties. The developer could subdivide the land into lots or make improvements to the land by providing the water, sanitary sewer, storm sewer, and dry utilities. Most land leases are vacant which allows a tenant to construct a permanent or temporary structure at their own cost. The Land Lease(s) is an ongoing revenue source to the developer. Or you could, outright, sell some or all the improved lot(s) as Jim Strong suggests.Furthermore, although you can make money by receiving a Developer Fee, ROI (Return on Investment), Net Profits, Property Management Fees, and more, it is very important to note that land costs, cost of money, and change orders might significantly alter the amounts that may be received. For instance, developer fees could be and usually are tied to performance, such as completing a project on time and within budget. So, it is NOT a given that a developer would receive their entire fee amount.
