Any Indian can purchase property anywhere in India except J & K.Landlord (one who lets his premises on rent) must obtain basic information about the tenant. This basis information includes:FULL NAME & ADDRESS ALONG WITH ADDRESS PROOF.VALID IDENTITY PROOF OF TENANTTWO passport size color recent photographsOccupation: If working then photocopy of employee ID. if student then photocopy of school / college ID card if business person then business registration details.Purpose: Residence / Office / Godown / Factory etc.MOST IMPORTANT: Always register Leave and License Agreement. It could be done for 1 - 2- -3 -4 - 5 years and rents for each year could be varied. This will save time and cost of registration costs. It is mandatory to register all agreements which related to property.POLICE VERIFICATION: It is very simple. It is the responsibility of the Landlord and not of tenant. But it is responsibility of the tenant to provide correct details to the landlord. Pune Police has made it mandatory to do tenant registration. Earlier, landlord was required to visit police station with all above details. Then came the phase that landlord can send the information by speed / registered post to the respective police station where the property is situated. Yes it's possibleLet me first tell you my storyI have filled online passport application form on 30/05/2018 I visited PSK on 31/05/2018 with all supporting documents and get everything done after that I received a message you police verification is initiated after that on 13/06/2018 officer called me to visit police station so I ask him “kya kya leke ana padega” he said “sirf aadhar ka Xerox le aiye ho jyega” I went to station and they took my signature on on form I said “ho gya sab th mai jau” He said “Idhar suniye na kuch de dedijiye kharcha pani” I replied “apne th kuch bola nai tha phone pr aisa kuch” he said “rate fix hai pata hi hoga” I said “nai pata kis baat ka paisa sare document thik hai” and he said “200 th de do” I said “I don't Have, sarkar aapko de rahi hai paisa” then “he said jao kr denge chota bhai samaj k.” Then I came home and I was in doubt whether he will give +ve report or not so after that my status change into your passport application is under review at RPO it will dispatch once police verification is done this status is for next 12 days so i got that police doesn't sent my report so I file RTI online on 26/06/2018 and on 03/07/2018 my status change into your passport application is granted and on 04/07/2018 it got prited and dispatched.So I suggest you to complete refuse to pay bribe and warn them that you can take legal action against them.You can do 4 things.FILE RTIFILE GRIEVANCE FORM AGAINST POLICECOMPLAIN IN VIGILANCE OPTION IN PASSPORT PAGEUSE THE NAME OF ANY SENIOR MOST OFFICE IF YOU KNOW THEM. GOVERNMENT EMPLOYEES ALWAYS SCARED FROM THEIR SENIORS.HAPPY READING
