Construction Contract For New Home: Fill & Download for Free

I just retired from the Silicon Valley in December 2019 at age 66. My last few years I spent considerable time planning for where I would live after I retired. I bought books on building a house and researched areas where land was available. Three years before I retired I found and purchased a 1.2 acre lot in the beautiful Texas Hill country located about three miles from the small college town of San Marcos, TX. (Texas State University - San Marcos is five miles from my property.) A year before my time came I found a software engineering contract that I could perform with Cisco (San Jose, CA) from my new home in San Marcos. I sold my home in California and had enough in equity to pay cash for my new home. I then relocated and moved in with a combination of Texas relatives and extended stay hotels while I continued to work for Cisco remotely.While living in a hotel in San Marcos, TX I found a local architect who designed a house for me based on the topographical survey that I had performed. (It was necessary because the terrain is heavily wooded with large trees and it is on a hill.) The house was built to my specifications as a 2500 square foot Italian-villa style house that looks much like a Spanish mission. My architect located a builder for me who lived on the 50 acres across the road from me, He built the house for cost plus 15% with the 15% due only on completion. I got to see all the invoices and approve all the subcontractors. Plus, he let us move into one bedroom and store our furniture in the garage for the one year it took to finish construction.Finally my contract with Cisco went away in September 2019 and I retired and started collecting Social Security in December 2019. The builder left all the exterior landscaping to me and I am still working on that. I just finished a 100 foot long concrete masonry retaining wall and I am about to start building a 12 foot by 60 foot cedar wooden deck in the back of the house. Also, I am planting more trees to replace the ones that were knocked down during construction. No locals can afford to buy these homes, but their own homes are being demolished to make way for new constructions.On top of that, many buildings and houses are not built well, for maximum profit (look up" tofu structure").A recent example; a newly built apartment building just toppled over recently in Shanghai.The longterm effect this behaviour will have on the Chinese real estate economy will be crippling.

The best solution would be to use a formal contract designed for the construction. These are available online in the UK.The most important aspect is to ensure that payment is only made for work completed correctly and for that assessment to be independent of both you the 'employer' and the 'main contractor', to ensure fairness.
