It is served and posted by law enforcement officials, not a landlord.You might have sent them a notice that you INTEND to evict them, but that’s a totally different thing.But unless the notices are served by licensed process servers, or sent via certified mail, you have no proof that you sent them anything or that they received anything. If you try to go to court, they will - rightly so - claim they never got any notices. Since you have no proof that they did, the judge will dismiss your claim and you’ll have to start all over again.You might also have (as you were supposed to do) sent them a “cure or quit” notice for the unshoveled walk. I’m assuming that “shoveling the walk” is included in the lease as a tenant responsibility. If it’s not, you cannot evict them for not doing so.
