I was young, married with 3 kids and landed a job working in a machine shop. We were living in the projects at the time and a friend told me about a house across the street from him that an elderly woman was considering selling. I made up a purchase agreement to buy the house, owner financed and presented it to the woman since at the time I wouldn’t have qualified for a loan from the bank. One stipulation I put in the purchase agreement was that if I were to become 90 days delinquent in my payments at any time, the house, the agreement was void and all money paid would be a loss to me. (it really wouldn’t have been a loss because the payments were no higher than what rent would have been) She went for it and I was purchasing my first home.The house was old and needed a lot of repair but at the time, there was no way I could pay to have all those repairs done. It was fine on the outside but it needed electrical upgrades, some plumbing replaced plus the walls were lath and plaster with some being bowed and cracked pretty bad.I had become close friends with Earl, an older gentleman that I worked with in the machine shop and he only lived half way across town from me so we started carpooling and one day when he dropped me off at my new house, he came inside for a beer. I was showing him the inside of the house and as I did, he kept pointing out all the things he could fix for me. The guy could fix absolutely anything and he went through that house and fixed everything that needed to be fixed and he would not take a cent for any of his work.I knew nothing about contractor work but I made an attempt to help Earl but I quickly found out that wasn’t going to work out. Earl went to the shipping boss and told him what he was doing for me and asked if he could have enough plywood to replace the walls in both rooms and the boss told him to take whatever he needed. Our shipping department used nothing but 3/4″ good both sides plywood so they were probably the most expensive walls on the street.Earl fixed everything that needed to be fixed in that house and when I sold it and purchased another home, he fixed that one up for me also. I will say, friends like that are very hard to find.
