What is the best strategy for SSC CGL 2018 with working 9 hours on rotational shifts?

I am glad that you woke up soon. I can relate to you because I was in the same situation what you are in at the beginning of this year. I was working 9 hours in shifts that changed every week. One week, I would be working from 6 am–3 pm and the next week from 2 pm–11 pm and then later, from 10 pm–7 am. It was February’17 when I realized that I was working at a place I didn’t belong and gave some thought about SSC CGL’17.So, I studied for around 5 months doing a 9 hour job. When you don’t have enough time, every minute counts. Before I delve any further into elaborating my approach towards the exam, I would like to put a disclaimer that I might not be the ‘best person’ to answer this because I didn’t nail the exam. I qualified the Tier 1 though. I’m preparing for Tier II which is due next month. These are my section-wise marks in Tier I:General Intelligence & Reasoning: 45General Awareness: 22Quantitative Aptitude: 45English Language: 38Total marks- 150I am not among the very best who qualified this year but I still would like to share my strategy which I believe would definitely help you clearing the exam if you follow it religiously. Had I been awake a little early and practiced a bit more, the scores would have been much better. I am going to explain in detail about the things I did to tackle different sections.General Intelligence & Reasoning:This is the most scoring and the easiest section of SSC CGL. You don’t have to read a plethora of books or remember things to excel in it. All you need to do is to sit with the previous year questions and practice. When I went through the previous years papers, I noticed a pattern. There were only certain types of questions that SSC asked in Reasoning. Instead of practicing the reasoning section in a vague manner, I made a list of those ‘various types’ of questions. Like- Directions & Distances, Blood Relations, Different types of Analogy etc.I worked on a particular type every day. It took me a month to finish the ‘Reasoning’ section. One topic a day. Patiently. If you’re a working professional, you must study Reasoning in the office. I used to squeeze in short sessions of 15–20 minutes during work. I did not spend even a single minute practicing Reasoning at home until I started giving mocks. Trust me, you wouldn’t want to waste even one minute of those precious 3–4 hours at home after coming back from a 9 hour job!Books: Any previous years’ questions book would be enough. I followed ‘SSC Reasoning Chapterwise Solved Papers’ by Kiran Publication.General Awareness: This is the most important section in Tier I but, is often neglected by most. This is the real game-changer. If you manage to score good in GA, you can get a very good rank because let’s face it, everybody can do Basic Maths, English and Logical Reasoning. There’s not much scope to beat the herd in these 3 sections by a large margin of marks and secure a good rank. On the other hand, GA is something that brings in a diverse range of topics in the likes of- History, Geography, Polity, Biology, Physics, Chemistry, Current affairs etc. Not everybody is a master of all! This is the area where most of the aspirants struggle and even the ones who do remarkably well in the other three sections don’t find their names in the list because they screw up the GA real bad.You must be very selective in what you read when you’re preparing for GA. I’ll tell you what ‘smart work’ would be enough to get a decent score in GK.I had categorized GA in three parts-Static GK, Science and Miscellaneous. There is a different approach to tackle each one of them.Static GK: This part further contains Indian History, Geography (Indian and World), Polity, Economy, Environment and Culture. You shouldn’t pick Laxmikanth for Polity and Bipan Chandra for History! For SSC, reading any book for GA is a waste of time if you’re a working professional. I realized this during the early days of preparation. But, that doesn’t mean they can be ignored. SSC asks around 12–13 questions from Static GK.I went through the previous years’ questions and noticed that modern history part was important. There were many questions from modern History. I noticed a pattern here as well. Most of the questions were either repeatedly asked or a certain topic was given a lot of importance. In ancient History, SSC had mostly asked from Indus Valley civilization and Buddhism. I just did previous years’ questions religiously. I referred Lucent’s GK to do the patch work. By Patch work I mean- while doing the previous year’s questions, I would mark the topics from which the questions were asked in my Lucent book and read about them. By the end of July, I realized that I had covered most of the topics which were important without wasting time over the unimportant ones. I followed the same strategy for Geography, Polity, Economy etc. That is how I did the Static portion. I also used the apps- SSC ADDA and GradeUp for previous years’ questions while I was in the office. The daily tests that the apps offered helped a great deal.Science: Since I am from science background, I did not spend much time over this part. I referred to Unacademy videos for this portion. Of the top of my head, I can’t recall the names of the educators I referred but I can look up and share their names later if you’re interested. The Science part too can be covered if you do the previous years’ questions sincerely.Miscellaneous: This includes Current Affairs, Sports, People in News, Books & Authors, Important Dates, Schemes. This section doesn’t carry much weightage and only 3–4 questions are asked but people end up spending a lot of their valuable time on this section for so little. I completely neglected this part until a month before exam. Just one month before the exam, I downloaded a consolidated current affairs capsule for every month starting Nov’16- July’17 and studied what I felt was important. I found Lead the Competition very beneficial and would recommend to all for current affairs. They publish one consolidated current affairs’ PDF every month categorizing the news as- Economy, Political, Books in News etc. ‘Books: Lucent GK, SSC General Awareness Chapterwise Previous years’ papers by Kiran.Quantitative Aptitude: Practice, Practice and Practice. This was the section I would do every day after coming back from work. In SSC, speed is very important. Any body can solve aptitude questions if he/she is given ample amount of time but only the ones who practice smartly can do 25 questions in 20 or 25 minutes! I made a list of topics and assessed the areas I was weak in. I started with them first. For Maths, I referred ‘e1 Coaching Centre’ YouTube Channel and found it immensely helpful. There are chapterwise videos that cover the whole SSC Maths and have been explained lucidly. I did previous years’ questions from Kiran’s. The videos helped me in covering a lot in much less time.Books: SSC Mathematics Chapterwise Previous years’ papers by Kiran.English Language: I would not be of much help for this portion because I, myself, did not prepare English explicitly as I did the other three sections. I would be happy to guide if you have any particular concern.Daily Strategy:On an average, if you can manage 3–4 hours daily with your job then here’s what you should do-Devote 2 hours to Quantitative Aptitude. No second thoughts. The other 2 hours should be invested in GA (Static and Science) part.Follow this schedule religiously for 3–4 months, I bet you would be oozing confidence. That doesn’t mean English and Reasoning shouldn’t be touched at all. You must make use of the office hours. Do one small topic from Reasoning instead of chatting over the lunch table. Try to squeeze in short breaks for English too. If you don’t have a decent vocabulary, learn new words daily. SSC ADDA and Gradeup apps are going to help you with that. They offer daily sectional tests which mostly have previous years’ questions.Last but not the least, mock tests are very important. I repeat. Mock tests are very, very, very important. Don’t wait until you finish your syllabus. Start giving the mock tests from today itself. Mocks help you identify the topics you struggle with. They also act as motivation as the exam nears if you have been preparing sincerely. When I started giving mocks, I used to score somewhere around 90–95. This was after I had spent one month in the preparation. I saw my score improving gradually every day and it gave me a lot of confidence going into the exam. By August, I was consistently scoring around 155–160. I scored 150 in the actual one. I couldn’t prepare well the GA portion due to lack of time. I made light of English and didn’t prepare it at all. I was punished. You have time but you must start today. For us, the working fellas, time runs like Usain Bolt!Edit1: I referred Aman Srivastava’s (Unacademy educator) videos for Science part of GA. Since, I didn't have much time, I mostly relied on them. I also watched his ‘100 previous years’ questions’ videos on History and Polity. In fact, all of his videos are worth watching. He has highlighted what's important and what's not. Since he, himself, has cleared the exam and got the AAO post, he knows the exam well.

How can a property management company make more money?

A recent study made by CMA (Competition & Markets Authority) - “Residential Property Management Services, a Market Study” (December 2014), stated the common problems and findings for the industry.Find the PDF to the 160 page market study hereAccording to the report, the UK property management industry is generally unsatisfactory for Landlords and Leaseholders. The study shows that 4 in 10 (42%) respondent were not happy with their current property manager either as a result of poor service, or value for money. 28% of respondents agreed that property management charges where also excessive and unnecessary.Overall, the common theme with property management in the UK falls into two brackets.Quality of Service ProvidedValue for Money on the Services ReceivedThe quality of the service provided for landlords in the UK is currently agreed to be poor and in need of improvement. Mix the issue with the general over-priced services through inadequate transparency of expenses means that the PM market in the UK is in need of reform. As at 2015, the market for property management is estimated at 1.3 million leasehold homes in the UK. The estimated average spend on property management per property is £1,100. This equates to a £1.4 to £2 billion industry. The problem is, many landlords are hesitant to use a property manager to manage properties and that is because of the two problems stated above. The market for property management is very price sensitive. The sensitivity in price, means that the current average 10–15% rental fee is too high for many to consider PM services. Therefore my first advice is to lower the property management fees. This will in turn increase the number of service provided to landlords across the UK.Now, the issue which arises now is how property management companies are going to adequately profit from the lower service charges.Consider the work of a property manager for a moment. Contracts, Payments, Bills, Notices, Health and Safety, Inspections, and generally being the first point of contact for a tenant when a problem arises. Now consider how much of this work can be automated by a software. Specially, a software working on a mass scale across homes in the UK (and perhaps abroad). There are websites that already do this. However the majority of these software’s are either for personal business use, or marketed for businesses in general. Why not, consider a business that uses a property management software to manage residential homes directly for the landlord? This would cut down the labour costs related to a physical manager doing the work. This would increase the scale of homes that can be managed with more ease.Through using this strategy, the software would in-turn become the property manager, and a software is a good investment to make due to the low maintenance expenses. With the introduction of this software, there is minimal requirement for overall staffing apart from periodical inspections.Overall, the general property management industry is at a very lucrative state. Partially because of increasing house prices despite the Brexit effect, meaning more and more houses being rented. This industry however is in need of a big reform in structure; both quality of service and value for money.A business that can improve on both areas, will succeed in the industry and have access to a £2 billion a year market. However, having tried and failed to find some real evidence on the elasticity of demand in this industry, my conclusion is just a perspective opinion and real facts could differ.A basic SWOT analysis of the market:Strength: High demand for quality property management.Weakness: High charges deters much of the market to use the service.Opportunity: Increasing demand for property management as housing prices increase dramatically in the UK.Threats: Real-estate agencies getting there first and monopolizing the market.(Estimated housing prices in the UK between 2015 to 2020, as a percentage of the house prices today). How did you get selected in IVRI? Can you explain the whole journey?

Hey!My journey for selection in IVRI is mostly based on the luck factor and you may say somewhat correlated with my hard work. The journey begins with admission in class 11 and I have a passion for biology. So I joined PCB in class 11 and start preparing for NEET in Kurukshetra. In class 11 and 12 I am enrolled with Aakash institute. In class 12 I had joined one more coaching class for biology and that teacher was a local star for biology and respectfully he was the real star behind my success. The Goel sir biology lesson starts in the early morning at 05 AM in every season whether it is raining or it was so foggy there was no exception. A single two hours class cost me 500 rupees. I used to wake up at 04 AM during my whole twelfth grade. But I had an issue I only read bio all the time. I hate the other two subjects and don't have any kind of passion for any other subject except organic chemistry. This was the first sign of my failure. I used to study 12–14 hours but I was not able to secure good marks in class 12. My primary aim was upsc I want to pursue my BSc in anthropology from Hansraj College, University of Delhi. I asked my parents after my NEET that I want to pursue my BSc and I am not taking any drop but they had denied my admission, They told me that I had a lot of calibers as I was able to crack state veterinary entrance of my state in the very first attempt. Then I had taken a drop and start studying for it as many people have a lot more expectations from me everyone believes that how I wasn’t able to crack my NEET entrance. I had faced a lot of criticism during my drop year many of my relatives said many things to me but I never take them seriously because the goal was clear. And the goal was to secure admission to Hansraj College for Bsc Anthropology and after a three-year degree, I will clear my UPSC in the very first attempt. But I sincerely prepare for the NEET and was doing great in my test series. I am scoring good marks, I am giving my best on every test. But you know tuition pr pyaar mein pdh jate hai mein bhi fss gyaa. But after that distraction still, I am doing good but it wasn't that much good which helps me to secure admission in medical. FInally appeared for NEET and the result came scored good enough but when I had seen my rank I got an idea that I wouldn’t get MBBS. So, I had filled the veterinary forms of my state entrance, VCI, and the main form which I was dreaming all the time the University of Delhi. I appeared in state entrance but I wasn’t able to secure admission in the first two counseling. In VCI also I didn’t get admission anywhere in India in the first three rounds. But University of Delhi is still zindabad I got admitted to Ramjas College for BSc Life Sciences in second cut off and I was keenly observing the cut-off. Int the fifth cut off (20 July 2019) I get admitted to Anthropology Hons Hansraj College. Now I was at my dream place. But still, I am waiting for the VCI results the second and third cut off results came after my admission in hansraj and I didn’t get any veterinary college. Now people get more chances to criticize me and all are saying that leave the medical he wasn’t able to secure admission in veterinary. I start my classes at Hansraj I used to come from Kururkshtera to Delhi on a Daily basis. I left from Kurukshetra at early 04 for straight 10 days. The distance between Kurukshetra to Delhi is 160 km for a single side. I didn't take any PG because I was waiting for VCI results. My brother was also DU pass out but he was a student of Venky so he used to live in south campus during his graduation. So, I start living with my brother's roommate for 14 days till the third counseling result came and I had decided if I didn’t get admission in third counseling I will take a PG and sincerely join a UPSC coaching from the first year. So I went to my home on the weekend, and my father told me that CPU is not working so go to the computer shop to check out what is the issue. So, I went to a computer shop get repaired my CPU, when I went home I started my PC and was checking it by opening some websites. I had an old habit I used to surf the website of educational institutes. So I was thinking which website should I open. Then suddenly I remembered that one of my friend had asked me why is IVRI is giving admission to BVSC or not. As from 2017 the ivri was not mentioned in the list of VCI. The admission in first two batches was made through VCI but in 2017 IVRI doesn't offer the BVSc. In 2018 they had conducted their own counselling but I came to know this after my admission. So, I thought let check the ivri website might be they are offering admission for this year. I just randomly open the website and the time was around 04 pm and the date was 12 August. I found a notification of admission and an Information bulletin. And I was continuously repeating please please last date over naa hua ho. I opened the PDF and checked the last date for the application. The last date for application was 12 August 2019 at 11.59 PM. I feel so thrilled that yes I can fill this form and have a bright chance as they doesn’t advertise the admission that much. So, I filled the form and was waiting for a list in which IVRI was calling students for counseling. The list came on 16 August. There were 04 seats in my category and I am at 07th position. They had called me for counseling and the date for counseling was 22 August 2019. I joined the counseling, in my category only three candidates come for admission out of 09. I get admitted to IVRI and I was so happy that my hard work and dedication towards biology led me to the right place. My biology teacher used to repeat in every class that if I didn’t get the MBBS whatever I would get it will be the topmost position. My father is a renowned veterinary gynecologist in National Dairy Research Institute but still, I am unaware about BVSc at IVRI till last momentI used to guide my classmates for veterinary admission but my admission is accidental.I got admission Banglore Veterinary College also in the mop-up round of VCII got admitted in LUVAS also in the mop-up round. So hard work, dedication, and passion will build your luck. The reason for leaving Hansraj was I am losing my biology background in that course which hurts me the most at that moment. I was fed up with the traveling time. From the south campus to the north campus it takes 1 hour. And from Kurukshetra to Delhi it takes 04 hours. lastly, whenever I traveled in the metro the person sitting adjacent to me was reading a newspaper, doing a test series of UPSC, or studying the UPSC notes.RegardsShubham Narwal
