One reason Real estate Agents will always be in need is because there is a Real Estate Contract and unless you understand each and every line item on this contract you will need a a Real Estate Agent to help you. The lawyer will not do this as it is not part of his job to make sure you don't go into breech of contract. You are only paying him to do the closing. The typical closing in NJ as of this writing costs $1500. Your average lawyer needs to do many closings to make a living and keep his office running. Can a seller back out of a real estate contract once both the seller and buyer have signed agreeing on the price?

The simple answer is it “depends” because real estate contracts include an agreed upon price, as well as, certain terms and conditions.
