And it often means finding niches, rather than being all things to all people. Let me give you an example: You run into a seller who wants $300,000 for his property. But the property is only worth $280,000, and the most you as an investor can pay—if you pay all cash—is $210,000. Can you make the deal work? Absolutely, if the seller is willing to owner-finance. Or suppose you’re marketing to a common niche—absentee owners. But it’s really too common; that’s who almost everyone seems to be marketing to. Can you be creative and find another niche? Or a sub-niche of that group. Sure, it can be done. But you’re not likely to get the answer you need by asking about the “best way.”Hey, you want a good niche? Try people who’ve inherited houses. You want another niche? People who’ve owned the same property for 40 years. (Forget about estimated equity. Forget about whether they’re absentee or not. If they’ve owned for 40 years, they’re thinking about selling.) OK: Those tips alone should make this answer more than worthwhile. And that’s an example of being creative.So: Refine your listening and paying-attention skills. Also, determine from your own needs and your own personality what might be “best” for you. It’s not something others can answer. Once you’ve strengthened those areas, you’ll be in a good position to determine what to do with $15,000.
