Midcity close to Canal And Carrollton, parts of Lakeview, parts of Gentilly, parts of Uptown…really parts of everywhere, you just got to know the neighborhoods, flow of traffic, walkability. Its a City, not a village, and a port city at that..there are no “safe” areas, but there area areas with lots of crime cameras and/or police and/or private security 24/7. I can get you a house under that price point that one can be very comfortable in.

What are some cheap but nice areas to live in New Orleans, LA?

It sort of depends on a few things. First, do you want to be in New Orleans proper or nearby? If in New Orleans you can find affordable housing in the 9th Ward, most of the 7th ward and in pockets around Carrollton and Mid-City. Lakeview and Uptown are fairly high. Of course much of this depends on your reference point. If you are coming from the East Coast then perhaps you will enjoy the rent drop but if coming from the Mid-West or say Houston you will at best make a lateral but likely be paying more for less. Unfortunately New Orleans doesn’t have a lot of traditional apartments but rather homes that are multi family. They are building quite a few around town but these are high end. Think $500k condos and $2500+rentals for two bedroom single baths. The Westbank section of New Orleans has very few apartments but quite a few affordable homes for rent. My advice is to start as a renter unless you know for sure what part of town suites you best. Then venture into homeownership. Hope this helps.
