Can landlords choose tenants?

Of course they can! Generally if the landlord owns 5 units or less the landlord can make their choice based on any criteria (check with state and local laws within your jurisdiction), although as a matter fairness I base mine on empirical information that I maintain in a written format. Some of the data I require is a fully complete and accurate application along with required fee. I generally never take more than 3 applications for 1 unit. I verify everything on the application either through my tenant screening company SmartMove. I check everything, I check arrest and convictions within our Counties, I require the applicants to provide print outs from any location outside of where our units are. I verify bank accounts and the number of years of said accounts, I verify utility payments, I verify ALL landlord references in detail,not just rental payments. In the event of a 1st time renter I require six months of bank statements showing that a monthly savings equal to rental amount and an estimate of monthly utilities, which would means any first time renter should have several thousand dollars in their accounts showing monthly deposits. I even have required first time evidence for my own son. Everything including past addresses must be fully follow the information on the application completely. I accept NO mistakes on previous rental history, banking information, job history ever. I do check their personal references even though they are almost always going to list people who will be positive because their are questions that can be asked that can corroborate sections of the applications. I also advise the applicants that the application process is rigorous but if they have any negative information to let me know in advance and that their honesty will certainly help mitigate the negatives. I will not take anyone's application fee who indicate that they will be unsuccessful in the process. I do accept guarantors who also must pay a secondary fee and completed application.Since I have high standards I do tend to rent a fair amount below market rents. I almost never increase rents on tenants who pay their rent on time and are maintaining their unit and being good neighbors.My time is worth money, I don't want to chase rent payments, or have to sort out tenant and neighbor issues, or be called for lockouts and replacing lightbulbs.I consider myself to be a great landlord, attentive to maintenance issues and repairs. If you are going to be late with rent I expect a call (stuff happens) but it should extraordinarily rare. I have had one tenant going on 10 years without a rent increase (in 2021 I will have to raise the rent, I have been operating this unit at a loss for a long time). I did this so that their younger son could graduate from high school without having to move. It is very hard to get into a unit, but I will take a good long term rental over larger profits
