While the two answers written before mine have elements of truth to them, they miss the mark.A quitclaim deed means the grantor (person transferring an interest in real property) is transferring their interest in real property (whatever that interest may be) and makes no guarantees or warranties to the grantee (person getting [hopefully] an interest in real property) about what, if anything, they own. A quitclaim deed is used when the grantor may or may not own an interest, when the parties do not want the extra time and expense associated with issuing a warranty deed (i.e., title search and title insurance), to cure certain defects in a prior deed (e.g., a spouse who did not sign to release dower rights on a warranty deed already conveyed, might later issue a quitclaim deed to release dower rights - the dower rights issue does not apply in AZ, but I just used this because it is a common example in OH, where I am,) or in a number of other situations.In contrast, a warranty deed, which is the best kind of deed to get, means the grantor guarantees, or warrants, that they own what they say they own.

The installation must be inspected by the County before you can go to DMV and have it removed from the roles of automobiles and put on the tax roles as real estate.Mobile homes come with a title - not a Warranty Deed - and license places that are supposed to be visible from a front and rear window.The cheap ones are built really cheap: drywall is 3/8″ thick instead of 1/2″ thick; walls are 2–1/2 “- 3″ thick instead of 4–1/2”; the bathroom and kitchen fixtures are all plastic, not porcelain; the plumbing is 1/2″ PEX instead of 3/4″ copper; the electrical wiring is often aluminum instead of copper.If you’re in an area where there are lots of mobile homes, the local hardware store will probably have replacement parts specifically for mobiles.A modular home is very different. I worked for Del Webb in Sun City, Arizona. When they were having labor issues they built the homes in pieces inside a plant then assembled them at the job site. Everything had to be stronger and more precise to withstand having all the parts shipped then assembled. In many ways they were better built than normal stick framing.A modular home is usually set (anchored) on a concrete slab. A mobile home sits on a frame on wheels on the dirt. Even though it’s called a “mobile” home, they’re not very mobile. Moving one even a short distance can cost thousands of dollars, and they can be easily damaged in moving.Modular homes don’t allow for as flexible a design as standard stick framing.One “con” I did find with the Del Webb modular homes was that they used wall mounted toilets, always back to back on the same wall to make the plumbing hookup easier. Some weren’t mounted strongly. If you had people on both toilets at the same time they could often tetter totter up and down. Wheee!
