Congratulations in graduating from college!There are 3 ways to own a real estate company in the Philippines:Brokerage - involved in helping clients buy, sell, rent or lease properties. You would need to become a licensed broker or partner with a license broker for the DTI or SEC to approve your business application.I.e. The Real Estate Group Philippines - an online brokerage the serves Makati, BGC, Ortigas areas.Developer - involved in the development of land. You would need to have a great amount of capital to finance the business.Tech Provider - involved in the creation of a digital product or platform for real estate. You would need to know how to code or partner with someone who knows how to code. Here are the two most common types:Platform - best example would be Rentpad.com.ph by Chux Hizon. Rentpad is the top rental marketplace in the Philippines for brokers, agents, landlords and tenants.Product/Software - CLOUDSERVIZ is a SaaS company that helps real estate professionals move their customer records to the cloud.As a fresh graduate that wants to own a real estate company in the future, it's best that you join at least one of the types of real estate companies that I have mentioned. Doing so will provide you with insights on how to run the business and open up opportunities for you to create a network.If you're comfortable with talking to people, a sales-related career is the best foundation.If you don't mind, here's a short story that I'd like to share regarding my journey from being a fresh grad to being an owner of 2 real estate businesses.I graduated in BSNursing in Albay in 2009 (21 y/o). I didn't really like wiping asses of patients.I was more comfortable sharing ideas via audio & written format so in 2010 (22 y/o), I started Mud Skeen Media.In 2011, when I was 23, I joined PNB Life and became a financial advisor, selling life insurance policies to bank clients.2012 (at 24 y/o), I joined the first international real estate franchise in the country as a Marketing & Communications Manager.2013 (at 25 y/o), I recieved my real estate broker's license and became the General Manager of the company.2014 (at 26 y/o), I left and started Calonge-Loria Investments. It was supposed to be a online platform to market real estate, mutual funds and Certificates of Deposit, but I only had license for real estate & not securities so I only kept real estate. I subsequently joined a real estate company based in Edmonton Canada as its Director for Internet Marketing (a remote job I still hold until today).2015 (at 27 y/o), I founded The Real Estate Group Philippines (TREGP)2016 (at 28 y/o), I registered Jake Loria Realty with the DTI and it became the legal owner of the TREGP brand.2017 (at 29 y/o), I co-founded LYST.ph with Chux Hixon. It was the first listings exchange platform in the Philippines. I also stared Real Estate Lab as an incubator for my real estate tech projects:Philippine Real Estate News - real estate news aggregator (functioning)Phippine Lead Exchange - lead marketplace (in progress)Philippine Real Estate Jobs - real estate job market place (in progress)Philippine REITS - real estate investment trusts platform (in progress)Real Estate Management - advisory (in progress)Real Estate University - education (in progress)2018 (still 29 y/o right now. lol), CLOUDSERVIZ INC is in the process of registration with the SEC. CLOUDSERVIZ is currently working with a publicly traded real estate company in creating their infrastructure for lead generation.My point of sharing my journey is to encourage you to take risks in order to become an entrepreneur and be your own boss and not work for someone else.My parents hated me when I joined PNB Life. They said selling life insurance is a worthless job.They viewed any sales career as worthless, because they worked all their lives as government employees.But that same 'worthless' job was what taught me to become a successful salesman and the sales skills that I developed in that career is what opened opportunities for me in real estate. I earned my first million in 2016 through real estate. I have a 2 bedroom condo and a car because of real estate. I'm working hard this year to earn my first ₱50M.What should you do to achieve your dream of owning a real estate company? Take calculated risks. Take risks.
