How do companies lose customers?

I will never use Nestaway again.I have been in Bangalore for around 2 years and had to move to Whitefield for a new work assignment.I had booked a studio apartment from Nestaway. The picture they had posted is this:To confirm, I had called up their sales rep and even enquired what is the difference between this and another option for 12k.He told me that the 13k option that I see in the image is nice and bigger than 12k option. Since I was moving with some luggage, I booked the 13k option. Before booking(like a token amount so that the flat is kind of semi booked), I even double checked the address from their details pane.It clearly says: studio 2.I pay the amount, here comes the cringeworthy part.Their system or software, redirects me to studio 3, notice that the studio 3 is mentioned only in the invoice and nowhere else in the entire app.In fact, studio 3 is not even listed on the app, since it is the small, leaky, rodent infested and stinks. When I visited the property, I sensed something fishy and reported this to the sales person and he assured me that I will get the studio what I booked or something similar, ensuring that I will get what I paid for, albeit on a different floor.I said, that's cool and went back hoping that every thing would be fine.Move in day:Sales guy doesn't respond. The move in team can only complete the formalities for the studio3, which is clearly not where I can move in. The condition of the flat is pathetic. The sales guy finally responds after millionth call and tells me all the studios on the property are full and I have no choice. As any consumer would do, I made a huge hue and cry on the phone and even went to their office seeking some solution. Since it was Sunday, I couldn't get much help.Since I had relatives in Bangalore, I crashed with them for the night and came back the next day. Only to know that there was a cancellation, which I can move into. The sales guy calls me and tells me that he worked out the problem and made everything smooth for me?I was like: wtf did you even do?I just got lucky. If not for the last minute cancellation, I would have had to search for a new place with all my stuff in the back of my trunk. This is a clever business tactic to make customers go for the non-livable properties, knowing that no one would go for it if they post the real images.NESTAWAY DOES NOT HAVE THE POLICY OF WHAT YOU SEE IS WHAT YOU GET.EVERYTHING IS AN APPROXIMATION.Additional fact: If you check the size of the flat in the image, it says 1000 sqft. That is the size of the whole building probably. Each flat is less than 300 sqft.Be careful when you choose any rentals, they just want the sales to go up, nothing else matters to them.I still do not have the agreement to my new flat. I just hope that no one knockson my door and asks me to vacate since they had booked the flat on Nestaway app.Edit 1: it's not a 1bhk, it's a 1rk(a room with kitchen floor)People in the comments were asking me how did I even pay the amount with out visiting the property? It's not that I was lazy, it's just that I was assured that I will get what I paid for. I have been in communication with the tech team and sales team for almost 2 weeks prior to my move in date, notifying about the issue on the app.It is only after the sales manager assurance that I will have no surprises on the move in date, I had committed to the property.Edit 2: The company realized that they were at fault and provided me my rental agreement. They have come through for the customer, a little too late though. It took all of the sales and operations team and myself to make the tech team understand what the issue was. Even the sales and operations team were telling me that the tech team was a bit unresponsive even to them.I just hope that my stay here is comfortable and short.

Who is to pay maintenance in a society, the house owner or the person living there on rent?

It depends on you & your house-owner and is clearly stated in house rent agreement.Usually, serviced apartment & studio apartments include maintenance charges in your rentals. In larger apartments like 2 Bed or 3 Bed apartments, maintenance is borne by the tenant.Formal rental agreement between tenant & house owner supercedes all logic/arguments.
