PDF Editor FAQ

Has a salesperson ever managed to inadvertently talk you out of making a purchase?

Q: Has a salesperson ever managed to inadvertently talk you out of making a purchase?Short answer: Yes.Longer answer:Once upon a time, while I was still married to my first wife, I realised that I was ‘getting old’.I was over 40, like, it’s the beginning of the end, y’know.Anyway, I was looking to the future and my retirement.I saw an advertisement in a high-end magazine. There was a well-known resort in the Northern Transvaal - Now known as Limpopo. This resort was expanding and building ‘Retirement Cottages’I filled in the coupon.Soon, a very Posh lady turned up with a case full of brochures and contracts and VCR tapes… Very professional, like, ek sê.She told us about the plan.We were still ‘young’ and we could choose from a number of cottage styles, with a small deposit, and easy, affordable monthly payments. But that’s not all!! In the meantime, If we appointed them to manage our cottage, they would manage the rental of said cottage to holidaymakers, and after deductions… No, no, nothing big… Just a nominal commission… and a management fee… and a garden maintenance fee… and building maintenance fee… and… rental contract and inspection fees… and residents association fees…We could recover most of our monthly repayment costs…*Ding-ding*… But it did sound attractive…But, wait! There’s more!I asked her to show me the sums.“Yes, yes, But first, let me show you the video!”She shows the video.Lush tranquil lawns with a cou[le of sprinklers chuff-chuffing away.Beautiful, well-spaced thatched cottages…Cut to the ‘shop’ a fully stocked grocery store where we could buy anything we needed…An entertainment centre, Pinball and foosball and Table tennis and pool tables…A pub…And, the coup de gras, A huge Lapa for live entertainment and dances which could also be hired for wedding receptions and other functions.I’m thinking noise! For the uninitiated, this is a Lapa:still under construction (it doesn’t get walls)Cool! I’m starting to itch to sign up.But wait, there’s more!Cut to the Swimming Pool!A nice big pool filled with mineral water from hot springs! The water is continually refreshed from the springs, with the runoff flowing down its natural course, into a nearby river… with good fishing! and canoeing!… or so they said. There’s still more! The pool was jam-packed solid with screaming, yelling, wrestling, fighting, kids! The once tranquil lawns were covered wall to wall by sunbathers, picnickers, kids playing cricket, football, badminton, or just running around screaming!I’m thinking, Noise, noise, noise!“Er… wait a bit… is it like that all the time?”“Yes, it’s a very popular resort!” She sees my face “er… well, not… not all the time… only during school holidays… and… on… weekends… and… and… When we have… special attractions…Sorry, lady, what I want when I retire is peace and quiet!Dodged a bullet there. The fine print said that if I ever wanted to sell the place, I had to sell it back to them at the original purchase price, but then they’d be free to resel it at the current market price. Can you say scam?

What do you think of Prince Harry and Meghan agreeing to repay the £2.4 million of taxpayers' money spent on refurbishing Frogmore Cottage, which will remain their home in the UK?

I’m wondering how people would feel if a landlord offered them a rental property and then said ‘by the way, it’s semi derelict so you’ll have to pay for all the work that needs to be done to make it habitable, oh, and by the way, you’ll have to pay me rent as well.’Under British renting laws the landlord is responsible for all essential repairs to properties they rent out. From the Government’s own websitePrivate rentingThe only time a landlord can come to an arrangement whereby the tenant pays for essential repairs, is if the property is on a long lease contract and the money paid by the tenant is deducted from the amount of money they pay for the lease. This is the arrangement that both Andrew and Edward secured for their Crown Estate properties.Frogmore Cottage had been vacant since the 90’s when the five families living in the three houses and two flats it had been divided up to create, were rehoused because it was in need of a complete refurbishment to make it habitable. In 2009 an application to restore it and create four houses was submitted and acceptedFrogmore Cottages Frogmore Windsor SL4 2JGNothing was doneIn April 2018 an application was submitted and approved, to create three houses and one apartment.3 And 4A And 4B And 5 Frogmore Cottages Frogmore Windsor SL4 2JGIn October 2018 a further application was submitted for internal and external works to a Listed BuildingFrogmore Cottages Frogmore WindsorIn short, the property was going to be renovated and refurbished regardless.Other reports show that all of the internal roofing timbers had to be replaced and all of the out of code wiring and plumbing had to be replaced. There was no central heating, several floors were too damaged to repair but couldn’t be removed because of historic interest so had to be covered by floating floors. The property had no double glazing so that would have all needed to be done in keeping with Historic England’s regulations. It really annoys me that even the BBC can’t grasp the difference between money that the tax payer hands over to the Treasury and money that the Crown Estates hands over to the Treasury. The Queen is given a percentage of the Crown Estate money back to cover various costs, including maintenance of the Crown Estate properties that come under her care.Frogmore Cottage is one of those properties. The tax payer will not see a penny of the money that Harry has paid back to the Sovereign Grant. It will go back to the Sovereign Grant and be spent on another project of the Palace’s choosing.

What is the most "how could that even happen" thing you've heard of?

You many have heard of the children’s book series titled A Series of Unfortunate Events. The first book in the series is called, The Bad Beginning. I suspect the author, Lemony Snicket, wrote it after hearing about my series of unfortunate events. Many years ago when we lived in a different neighborhood, someone bought the house across the street from us. Their son and three of his friends moved in and spent the next 4 years attending college 2 blocks away. The 3 friends offset all the expenses of the house and the parents enjoyed a handsome profit when they sold it after the young men graduated.Periodically, I’d revisit this idea with my husband. Just think, the rent paid the housing expenses and they walked away with a profit at the end of 4 years. He’d lower the newspaper, raise his eyebrow and go back to reading. You see, when he was single, my husband bought a completely rundown building, spent 6 months renovating it then rented out 2 apartments and lived in the 3rd one. He still had the building when we married so we knew something about rental property. It did bring in a small income when I was home with the kids.I didn’t blame him for not wanting to deal with another fixer-upper, so I had to find something that only needed painting, etc that I could tackle myself.Six years later, when our son was a senior in high school, I called a real estate agent in the town where my son and 2 of his friends had been accepted for college. I told her what I wanted and how it was to be used. Several months later I signed the contract. The following month all three friends moved into the cottage. For three months, everything worked perfectly. Then, bit by bit, everything crumbled. My son was raking leaves one afternoon and stopped to talk to the man next door who was also raking leaves. After a few warm-up sentences, the man leaned on his rake and said the following, “You know, this neighborhood isn’t zoned for multiple-tenant housing. But I’ll tell you what, I’m a police officer and if you boys don’t cause any trouble, I’ll just ignore it.”That was enough to scare off boy #1. He left by the end of the first semester. By the end of the year, boy #2 packed up and left, too.Since both boys were gone, no rent was coming in so my son schedule all his classes on 3 days and began to commute. I really didn’t see any alternative but to put the house on the market and sell it.Now, while they were still living at the house, my son got the phone bills because this was before cell phones. The boys identified which calls were theirs and wrote me a check. It was a bit awkward but it was working. . .until.I got the bill the month after boy #1 left. He’d talked on the phone to the tune of $400. No doubt he was in constant contact with home after my son’s conversation with the police officer trying to decide whether to stay or leave. It took 6 months before I got reimbursed. The house was on the market for weeks and no one came to see it. Finally, she found a 70-year-old woman who rented the house with the understanding that it was only until we had a buyer. Finally, someone bought the house. I wish I could say the nightmare ended. A month later, the buyer called me threatening to sue.It seems when they returned from work one day, they were greeted with water streaming down the wall onto the kitchen floor. They rushed to turn off the water leading into the house then called the plumber.Evidently, the people who owned the house before I did had jerry rigged a break in the pipe inside an upstairs wall. The previous owner had placed (of all things!) a heavy-duty balloon over the leak. It didn’t reach critical mass while the 3 boys lived there, but it did after the buyers moved in.Would she ever believe that I had no idea about it. Several phone calls later, she must have heard the shock and sincerity in my voice because they withdrew their threat of a law suit.Had the agent been honest and done her job initially, I think it would have worked. I should have checked on it myself. Twenty-twenty hindsight.
