In 2002, I was doing inspections for a company called Regional Reporting which does inspections for insurance companies like AIG.One day, I got a general liability inspection request for an apartment complex in Saint Petersburg Florida. The inspection request had an out of town agent and no local contact information so I could setup an appointment. I decided not let that stop me from getting the inspection done. I went down to the apartment complex and found it was an upscale complex with probably 50 to 75 units and a in-house property management office in the main lobby.I walked into the main office and found a 20 something female (who apparently had some exaggerated sense of self - worth. All a man had to do was talk to her and she immediately assumed that I was trying to hit on her. The problem was I had no interest whatsoever).I introduced myself and showed her my inspection request for the complex and got immediate impression that she was completely ignorant that insurance companies inspect places that they insure.She was obnoxious and completely uncooperative to the point that she would not tell me the name of the apartment manager or even when I could find him on the property. Basically she was determined to completely waste my trip down there.Now uncooperative and obnoxious persons are something you deal with all of the time when you work as a loss control representative. Some people will tell you right to your face that they think your questions are stupid. You have to know how to deal with it - that’s all there is to it.Anyway, I left the office pissed off because I had gotten nowhere to setup an inspection appointment. Two days passed and I was writing up my reports stopping to go on the Interest to do some web browsing. After several minutes, I ran into a website that rated apartment buildings. Intrigued I found the exact St. Pete apartment complex ratings page.I immediately noticed that my inspection location had five negative remarks about the company management and one positive. I put two cents in about how obnoxious the office lady was.Two days later, I get a call from the agent asking me to take down my online remarks. I refused. In 2002, I had been doing inspections since 1977 and had received a LOT of insults over the years that I worked with the general public so I am not taking out my remarks in this one situation that I was asked my opinions of the place.One day after I told the agent I refused to take down my remarks my boss called from Regional Reporting. He basically told me he would fire me if I didn’t take down the remarks. I still refused so he fired me over the phone. I never did another inspection for Regional Reporting again. i had done work for the company for 12 years but none of that mattered.Yup you can be fired for off job activities.

I was working inspection one day. My job was to inspect rooms after the cleaners were done and ok them for check ins. Besides cleaning, I checked the normal room supply and replaced missing items. I also flagged any damage to the room and wrote maintenance tickets for repair.I carried a walkie talkie so the front desk could get a hold of me.One of the cleaners called the front desk and asked for assistance in a room.Then, an hour later she called the desk again, requesting the room be taken out of rotation.At this point, I was called to the room to assess.I walked in to find two cleaners and one maintenance man in the room working.The average room cleaning time was 20 minutes. At this point, we had logged three hrs of cleaning and one hr of maintenance. The room was still a disaster. The bed was soaked with what we hoped was soda. The mattress was ruined. The bathroom had been destroyed. The curtain was off the hooks. All paper goods were soaked in soda as well. The kitchen was ripped apart and most surfaces were sticky. Nothing was missing as far as we could tell, but everything was soaked.The previous guest had been in the room 1 night!He was billed four hrs of cleaning at $50 per hr.Not sure if he ever contested the charge.

After the home inspection request, how can I be sure the seller will really fix the issues well and not do a bad work?You are taking the wrong approach.Do not even try to get the seller to fix the issues. Instead, get quotes from contractors to fix the issues, and then tell the seller that’s how much you want the price reduced by.If the seller won’t drop the price, walk away.Note: the advice assumes that the issues are not so serious that they can’t be properly and completely fixed. You may decide that you don’t want the house.
