It looks like this:A couple points of clarification about the matrix: LTV means loan to value ratio, the size of the loan as a percentage of the home’s value. Higher rates have lower points and even rebates. A rebate is negative discount points. Here is one example of a retail rate sheet:*The “par rate” in this example is 4.375%. This mean that the borrower would pay no points and receive no rebate.If a borrower has a 740 credit score and a 20% down payment, the adjustment will be .500%. The loan officer will look for the rate that provides a .500% rebate: 4.5%. The rebate is offset by the pricing adjustment. I personally like Piano Marvel (www.pianomarvel.com). There is a 30 day free trial but after that its a subscription model. I am now on my third yearly subscription. It runs on desktop and laptop computers, and via an app for the ipad which you download from the app store. I started with it on my (Mac) laptop, but have since moved to exclusively playing it with an iPad. I still use my desktop to edit music (you can make your own exercises from music in their library or upload your own).At is core is an assessment engine - you play a piece which it presents the music to you and after playing it tells you the notes you got right and those you got wrong (and those you missed altogether) the “game” is to score 100%. This is organised in a series of 60 lessons each with about 20 exercises, starting at pure beginner level and progressing to quite advanced. In addition there is a sight reading test which you can take daily and it this starts with simple music, getting progressively harder. The higher you score on a piece the harder the next piece, if you score below 80% you get a strike (and the next piece gets simpler) . Three strikes and the test end and that is your current score. Finally there is a library section where there is a vast array of music of different difficulties and genres for you to try and you can also add to your own personal library by uploading music (It uses the Finale format, but the free Musescore software also produces the correct format).Any of the pieces in the lessons or the library (and the library includes all the pieces in the sight reading test) can be split in to exercises (most already are, but even those that aren’t you can do yourself or request Piano Marvel staff do it) which they call Minced and Chopped. Minced is hands separately for small sections, Chopped is hands together in small sections.
