A GROWING CITYPune is one of the most sought after cities after Bangalore. In fact, with its fast-track development, Pune is on the verge of becoming number one in terms of real estate, with the advantages of proximity to Mumbai, development of the Chakan Talegaon belt and a beautiful weather.Pune has been developing in a circular fashion. The Mula-Mutha river cuts the city into two halves, the Western quadrant consisting of Aundh, Baner, Pashan, Balewadi, and Bhavdhan and the eastern belt being Kalyani Nagar, Viman Nagar, Nagar road, Kharadi. Aundh, Baner, Wakad, including Balewadi , Bhavdhan, Hinjewadi from one end and Nagar Road to Kharadi have become the prominent IT corridors.Because of the influx of IT, residential demand has been very high for the past two years and the trend will continue as these are established destinations now. With the development of the Nagar road (currently being funded by the World Bank), this area is set to become the most sought after residential destination. In fact, most of the migratory population /cosmopolitan crowd is settled in the eastern belt. Hinjewadi alone has speculative development of more than 20 million sq ft of IT, according to Hashim Khanyari of Urban Link Consultancy.Pune is growing in all directions. With the advent of gaming and biotechnology in addition to information technology, there is demand for housing in all sectors with most working people looking for the walk-to-work concept. Hence areas like Wakad, Baner, Balewadi, Hinjewadi and Sus Pashan in the western corridor and Hadapsar, Kharadi, Nibm/ Kondhwa, Sinhagad Road and Ambegaon are now looked upon as the next prime areas where maximum development is to happen.Times Property visits these areas. WAKADWakad is no longer considered the outskirts of Pune; it has become an important hub for IT, with Hinjewadi and Aundh close by. Younger, financially fit families are looking at upgrades and moving into larger homes, which offer both greenery and safety. "I stay in Aundh, but looking at the developments in Wakad, we decided to pick up a three BHK in Wakad. It is closer to Hinjewadi, where my husband works and the development is so fast it is catching up with Aundh in all respects. Yes, right now many of the amenities may be lacking, but by the time my flat gets ready, all the amenities available in Aundh would be there,'' says Swati Shome who has recently purchased a flat in Wakad. Swati says Aundh has become saturated and she wants a quieter location."We call Wakad the gateway of Pune to Mumbai, its proximity to Mumbai as well as IT park is a plus point and Wakad will turn out into a well planned and developed area," says Aditya Javdekar, managing director, Vilas Javdekar and Associates. "Wakad is a promising area. It still retains its green cover and has all the possibilities for construction of newer eco-friendly homes."BANERNestled in the hills on one side and the Ram nadi flowing on the other, is the picturesque Baner - Pashan link road. This road is now the hub for many reputed builders and their new projects. The road is an extension of Pashan connecting to Baner, which is attracting people to shift to this serene, green land. Before 2000, it was completely barren, but now the area is bustling, with hoardings of many prominent builders dotting the skyline. These include Kumar Builders, Paranjape Schemes, Shree Bal Developers, Sanjeevani Developers, and Mittal Brothers. It is a direct connection to the Balewadi Stadium, which will host the Commonwealth games in October. Wide roads and modern buildings dot the winding road, clearly moving away from the old 'Baner gaon' image."Baner is growing fast with both commercial and residential apartments coming up," says real estate consultant Deepa Singh of Sai Real Estate. Pointing out that the road needs to be wider and that traffic is heavy, Deepaalso says it has a number of attractions - schools and playgroups for tiny tots, among them. Other attractions include food joints like Cafe Coffee Day, Dominos, Pizza Hut and Malwani Gajali, famous for its seafood. Food Bazaar and Furniture Bazaar and Usha Lexus, are all in the vicinity and they share their space with apparel boutiques. Mobius, a three-storeyed , and Nike and Adidas showrooms cater to the fitness conscious.SUS-PASHAN ROADSus Pashan is surrounded by Ram Nadi on the East, the Highway on the West, Pashan gaon on the south and the Baner-Pashan hills on the north. Mont Vert developers MD Jayant Kaneria saw the potential of this area, way back in 1996. Manish Jain MD, Kumar Properties, also found it offered good value for money. The location is also convenient with Pashan, Aundh, Baner and Hinjewadi spread on all sides, fresh clean air, and a slum-free ambience.According to Preeti Kohli, a resident, the area offers all the daily necessities, but it is not as crowded as other localities. The area is gaining popularity for its quiet atmosphere. There are also facilities such as schools up to the tenth standard, Vidya Valley, health facilities such as Jeevan Deep Hospital and plenty of clinics. A Reliance Fresh caters to residents' needs and a mall is on the anvil near the highway. Gaurav P.,another resident, says he chose this locality because of reasonable rates.HINJEWADIHinjewadi, Pune's fastest developing IT hub, is also moving towards commercial-cum-residential developments that promote the walk-to-work concept. Good roads apart, it offers proximity to Pune city, less than an hour's drive away. Also, Mumbai with its international airport is only a three-and-a-half hour's drive away on the expressway.With Pune is to host the Commonwealth Youth Games in October in nearby Balewadi, civic bodies and the government are taking initiatives to provide world-class infrastructure in this zone.Hinjewadi is fast becoming a job and educational destination. Hinjewadi-Tathawade in the vicinity, located along the Mumbai-Bangalore bypass, is developing as an educational hub: While the Shri Chanakya Education Society's Indira Group of Institutes and Jaywant Shikshan Prasarak Mandal (JSPM) have already set up campuses here, new ones such as Sri Balaji Education Society Law College, D.Y. Patil University's Global Business School and Research Centre (GBS), and Mula Education Society's management institute are the new additions. To cater to the demand of floating IT population in Hinjewadi, there are also many proposed and ongoing developments for service apartments and star hotels.BALEWADIThings are looking up for Balewadi as a residential area as also the host of the Commonwealth Youth Games. Known to most for the Shiv Chhatrapati Sports Complex, this area was almost lost in oblivion until the Hinjewadi Software Park and developers starting looking at it."A part of Baner, Balewadi was known as Banerchi wadi, with farmers forming a small village of 40 houses on the banks of the Mulla river," recalls Dynaneshwar Tapekir, resident of Balewadi. The main livelihood for Balwadkars was farming, with jowar being the most important crop.Balewadi also houses educational facilities like NICMAR, MITCON, Bhartiya Vidya Bhavan, Mhatoba Balwadkar Vidhyalaya, and Moze College of Engineering. Balewadi is exactly in between Aundh, Baner and Hinjewadi and attracts a lot of residential projects because there is minimum commercial development. It is a very peaceful location and offers a lot of greenery. Many developers are building row house projects because of the preference of software executivesTHE EASTERN CORRIDORHADAPSARHadapsar; towards the east of Pune, used to be known for its industrial estates nestled among the quiet village. Now it is the new address for townships. With Hadapsar being also declared as the next Information Technology destination after Hinjewadi and Kharadi, there was a need to create residential areas. The first township that took shape was Magarpatta followed by Amanora, from the City development group. The Hadapsar area towards the east still retains the green belt of agriculture, while Military base Southern Command and the race course dominate west. North of Hadapsar is the industrial area and South has villages like Mohammadwadi, Sasani and Handewadi. Solapur road widening and the parallel road connecting Hadapsar to Camp from the Canal side is nearing completion. Hadapsar will be looked upon as the link to the other IT areas like Kharadi and Kalyani Nagar."It was a predominantly an industrial area which is now converted into a good residential area. We have a lot of amenities in term of good shopping zones like Krome, Crossword, Big Bazaar and Dass. We are going to get larger malls from Raviraaj group and Amanora is building a Market city while Magarpatta mall is also coming up soon," informs resident Zaheer Bandukwala. There are also schools in both Magarpatta and Amanora nearby which is good. Presently the only inconvenience is that the road under construction which once completed will connect Koregaon Park to Hadapsar and it will cut short the distance drastically.AMBEGAONAmbegaon used to be a non-descript village on the outskirts of Pune's then periphery beyond Katraj, but with the new Bangalore bypass and the expressway the whole picture of Katraj Ambegaon has changed.Although part of this picturesque area is hilly, the rest is dotted with natural greenery and landscaping. This area also boasts of good educational institutes nearby like Sinhagad Educational Institute. There are plenty of schools and hospitals, and the area offers an excellent value-for-money proposition.SINHAGAD ROAD"Sinhagad road is dominated by Darode Jog, Crossover County and Nanded city. Nanded city has an animation park and is developing a promenade along the river and they will create a self-contained city with schools hospitsls and health care also planned colleges and schools," says Ravi Verma, President of Estate Agents Association of Pune.The real estate market began slowly all along the Sinhagad road. Sinhagad Road begins from Parvati pumping station, Vithalwadi, Vadgaon Budruk, Vadgaon Khurd, Dhayari to Ambegaon Narhe, Nanded until Donje village, which is at the foothills of the Fort. And now with Nanded city being launched, the area has gained prominence.Deccan Gymkhana is hardly three kms away. Sinhagad Road runs parallel to Karve Road and is well connected with bridges. Most of the development began from 1997 onwards for Sinhagad road was shown as a residential zone in the town planning of the Pune Municipal Corporation.Sinhagad road is in the south-west direction and has the scenic beauty of the flowing Mutha river in the north, the forest area of Parvati in the south. Deccan is in the east and the west is covered by the Mumbai - Bangalore highway.Parag Borawake has been living in Dhayari for the last 10 years. "We had bought the plot at Rs 38 per sq ft and now the land price has gone up to Rs 800 per sq ft. That there were no streetlights, nor a concrete road for that matter. There was no bus service but now things have changed drastically. We have regular municipal transport buses and ever since the highway, things have started looking up for this road. I am glad we made this investment," he says.KHARADIKharadi was a destination that simply did not exist a few years ago. With its proximity to prime locations like Kalyani Nagar and Viman Nagar, today Kharadi is an area that is increasingly attracting top IT professionals. Towards the North the 200 ft. wide Nagar Road leads to Koregaon Park, five-star hotels, hospitals and the airport. On the south side, a few minutes drive down the Solapur-Pune highway gets you to the Race Course and the shopping complexes, theatres, restaurants and designer boutiques of M G Road. Several schools and colleges lie within easy reach and the state government has decided to set up a deemed University (IISE) in Kharadi Knowledge Park in technical association with Carnegie-Mellon, Pittsburgh, USA, where students will get postgraduate degrees in software.Pune, a touted destination for major IT players, is metamorphosing into an IT hub with a difference. The IT majors are now joining hands with builders in the city, to add comfort to their employees, and are attaching themselves with residential complexes. This holds true for a sleepy village on the western boundary of the PMC limit, Kharadi, which has, as one of its first customers, Zensar."In Kharadi, the entire development is driven by the upcoming SEZ, ION which also has multiplex, malls, sales are very good because of this SEZ which is 8 million sq ft, " states Ravi Verma.KOREGAON PARKKoregaon Park, known mostly for the Osho Commune, is also the most sought after address for most of the rich and the famous people in Pune. Koregoan Park in Pune is what Cuffe Parade and Malabar Hill is to Mumbai. It is the address for the elite. Koregaon Park boasts of 35 hotels along the North Main Road, which is also the commercial hub while south main road is known for more its serenity and elegant apartments and bungalows. Osho Commune was a mere gathering of huts in the middle of sugarcane farms in 1987; now the entire picture of Koregaon Park has changed. With schools, dispensaries and hospitals being built, the builders, such as Marvel Realtors, were not left behind in creating lifestyles for the rich. Subhash Sanas calls Koregaon Park, the Beverley hills of India."I have been staying in Koregaon Park since 1995 when I shifted from Tilak Road. It's a great place to be for it has lots of good restaurants, boutiques to shop in and lovely elite society to mingle with.
