They can cover a lot of headaches related to registration, payments, accounting, facility, cleaning, etcYou can grow a long way under the wing of someone else who runs the admin, while you run the creativeIf you want to scale up, look to go full time classes/camp under someone else's roof; or maybe it's two locations half timeLook for your own space ONLY after you have a system for operation, a client base, and a reputation. I am the first person who will tell you that buying own home is a wonderful decision. It is a long term asset. Do not let anyone tell you that it is a liability. I know perfectly well that renting is cheaper than buying. This is so all over the world; India is no exception. But own home brings stability and peace. One can’t put a monetary value to it. Definitely buy a house but after considering everything. I am listing a few things to consider here. By no means this is an exhaustive list.Buying a flat anywhere at whatever price, first consider the following:Decision: Buying near office. Are you buying in the area because of close proximity to office? Then it is a bad decision for an IT person because today your job is here; tomorrow the job may be some other IT park. Pune has 3 major IT parks and quite a few small SEZs. All the three IT parks form a kind of isosceles triangle and at least 20 km away from each other as the crow flies.Better decision: Decide the budget. Look at local amenities including schools, public transport, shopping including corner shops, friends and relatives nearby, etc. Even if this means a costlier flat, it proves worth in the long run. Imagine if tomorrow you have to commute from Kharadi to Hinjawadi? How much time wasted? How much money spent on fuel? How much tiredness you will feel?Decision: Looking at new flat only. Are you only looking at new flat meaning brand new? Are you impressed by the facilities such as swimming pool, gym/club, community hall, indoor sports, jogging/walking track, etc.? If so, you could be making a mistake.Better decision: A resale flat is often cheaper, and hence a larger flat can be had for the same amount or same size in better locality. Resale flats of 15–20 years old have a much lower property tax. For a new flat with lots of amenities, it looks impressive but these facilities are rarely used and one is paying for them in form of higher AMC. Do look for resale flats and perhaps a bargain can be found. Most people look at new flats only because they don’t like to take the trouble of hunting.Decision: Buying flat purely based on area or show flat. The builder always sells flat on saleable area measurement. I am pretty sure that above 2 BHK is may not be 900 sq. ft. carpet. My 3 BHK is 948 sq. ft. carpet and 1248 sq. ft. saleable. If it is really 900 sq. ft. carpet, it is wonderful but check things below. It may include a large terrace that builders get at 1/3 FSI (by corporation rules) but sell at full rate.Better Decision: Divide the saleable area by 1.25 to get carpet area. Besides check terrace size. Earlier terraces were sold at 1/3 area; not anymore. A large terrace looks good but is used less than 5% of the time of the day. Visit the actual flat before buying and check size. Most builders never show the real flat but they show us the sample flat. Even then an empty real flat looks bigger than it will be when furniture moves in. Any bedroom smaller than 12′ x 12′ is too small. This must be the bare minimum.Decision: Not looking at future. One has X amount of money and thinks that this area/x-number of bedrooms is all I can afford. Worse still, thinking that x-number bedroom flat will be enough.Better decision: Think ahead. Far ahead. Most families have 2 children. At they grow in their teenage years, they want separate bedrooms. It is not an unreasonable demand. Gone are the days when 2–3 families / 10–12 people lived in a small chawl. A 2-bedroom may appear good enough today. What about tomorrow? This is one crucial decision I made in 1992. I could afford a 2-bedroom flat only but my elders in family convinced me to go for 3-bedroom because they said that your parents are also going to live with you. Decide and estimate your future needs before buying because quite likely this will be your one final buy.Decision: Not looking at full outgoing. Often many are misled by the “sticker price”. There are many other outgoings. The “sticker price” often does not include one-time builder’s maintenance fee/corpus, parking, changes to flat, water/electricity connection charges, registration fee, stamp duty, etc. After flat is purchased, there is some basic minimum spend on interior decoration and furniture.Better decision: Check full price inclusive of all surcharges, fees and outgoings. When we buy a car we check on-road price. This is same thing. If parking is included in price, it is usually one small parking and builder keeps larger parking for extra sales. We have come to have the habit of having two cars. So think about it and add this cost. It is again here a resale property is clearer. The total cost is flat cost + registration + stamp duty. The resale flat is quite often has built-up kitchen, fitted wardrobes, etc.Decision: Buying flat because it will rise in price tomorrow. This is the builder playing on your deepest fear. The builder will play all kinds of emotional tricks on you hoping to entice you like a fish on the hook.Better decision: Know that property prices are not going to rise. This will remain so for the next five years at least. There will always be flats all over the city. Do not make an impulsive decision.Decision: Not ready but buying because it looks good. A corollary of above. Have you considered your job stability, your payment capability, your financial support after paying the hefty EMI, etc.? Sometimes, friends and colleagues will also urge you to go ahead. They are right from their PoV because they are not completely aware of your situation. They often advise based on what is right for them.Better decision: Always consider the financials. The flat EMI is just one part. There will AMC - my guess is at least Rs. 30,000 per year or Rs. 2,500 per month. The EMI and AMC should not bother you if your job is steady, you have sufficient income, etc. I will always advise to buy a flat as long as finance is in order.On many of the points, I am telling you what I feel. This is also my PoV. What I am advising may not be always right also. The pointers are not wrong though. Do ignore my decision support and come to your own conclusions.

Performance scholarship, full time job, several grants and what I like to call micro- scholarships, these are anywhere from $50-$500 and usually consist of writing an essay on what ever topic the club/foundation /business /charities etc wants you to talk about.
