Deliver a written Three Day Notice to the tenant demanding payment of the outstanding rent. If the tenant is not present at the rental property, post the Three Day Notice on the front door. After the three day period has expired, file the eviction action with the clerk of the county court. Most clerk’s have an eviction packet that has blank spaces for you to fill in and file it without an attorney. Pay the clerk’s filing fees and also be prepared to pay a sheriff’s fee for service of the eviction summons.After the sheriff delivers the summons to the tenant, or posts it on the front door, the tenant will have five business days to file a response with the court and deposit the outstanding rent with the clerk of court. If the tenant has not deposited the outstanding rent, or has not filed a response after the five day period, return to the clerk’s office and file a motion for default, motion for judgment of possession and any other forms required by the clerk. When the judge enters the judgment, you take it to the clerk and request a writ of possession. You will have to take the writ of possession to the sheriff and pay $90 for the sheriff to post the writ of possession on the front door, giving the tenant 24 hours notice of eviction. 1–2 days later, you will have to meet the sheriff’s deputy at the property and the deputy will remove the tenant if they have not moved out on their own.

They are in dispute if even one candidate believes something unfair took place, and wants to file a complaint. They’re not allowed to make these projections or even report results while the polling places are still open.If you watched CNN, they refused to call (and still haven’t called) Arizona, North Carolina, and Georgia. They didn’t call Alaska until very recently even though it was almost a guarantee that it was going red and they were among the last to call Nevada. They didn’t call Pennsylvania until the gap in the Returns was greater than the uncounted ballots.Fox news, right wing bastion, and non-MSM by most definitions was one of the first media outlets to call Arizona for Biden. Other even less mainstream right wing sources didn’t even put up an electoral map and aren’t displaying their own projections (Breitbart and OANN), they are just propagandizing the lawsuits.The MSM called the election for the current President before Midnight in 2016 after it was clear the votes weren’t there for Clinton.The interesting thing about this is that most of the allegations revolve around the way that the MSM covers the election and how much quicker it's become over the decades. People used to vote and then they counted over a few days before they announce the results. Since Eisenhower they've competed to do it faster and faster. Now you're complaining that it's "changing" because of this expectation.To summarize this point: The MSM isn’t making shit up, they’re making projections based on the ACTUAL COUNTS that are being reported to them like they’ve done for over 5 decades.The election isn’t over until it’s all counted and re-counted and re-counted again and then we get a do-over and another until Trump wins!!!!Absolutely true. The election isn’t over until all the ballots are counted, all the recounts occur, and the electors actually cast their votes. (No, the House of Representatives does not determine who won…the electoral college does).Yes, it’s true that if there’s something to dispute they’ll not concede…but the disputes here are petty and childish, as noted above and pretty much every lawyer will tell you. Even the law firms that represented Trump are divorcing themselves at this point.The most that a recount has ever changed a vote is a few hundred. In 2000, there were less than 1,000 votes in Florida between Gore and Bush, and that state would have determined the election. The recount didn’t change that.In 2016 Clinton had less than 80,000 votes in 3 states that determined her victory. And she conceded even waiting for recounts.Right now there would have to be well over 100,000 votes in 5 states to turn the election to Trump. This is insurmountable.There will not be a re-do of the election. There is not widespread voter fraud. Even in 2016 there was no call like this from the Democrats. The issues were far more nuanced than this.So, Why won’t he concede?Several possibilities:He thinks losers are the weakest thing ever and being weak is the worst possible position to be in. Look at how he’s attacked the military, calling POWs and dead soldiers “weak losers.”[9] This is a pattern.He’s using it as a last ditch fundraising effort. He has been begging supporters for money to fight his lawsuits, but the fine print says that if you donate under $8,000, it’ll go to him or the RNC.[10]He honestly believes his own hype and his hype men that he won the election.[11]He’s trying to continue to erode institutional trust in preparation for his next run, or his family’s next run for office in 4 years — or to get public opinion on his side in the coming legal battles he faces after he leaves office. Just a reminder, he did this same thing in 2016 after winning claiming that 3–5 million people voted for Clinton illegally. He ordered a commission to investigate and after 2 years they found nothing.[12] I’d wager that was to set up this current argument, if he was actually trying to be strategic…He’s pulling out all the stops and analyzing long shot options for staying in office like pulling off a coup. Or convincing people that the state legislatures will overturn the will of the people and elect him instead (which they can’t)[13] .[14]I’m sure there’s other possibilities, but these are the most likely.Bottom line, it’s completely true that he doesn’t have to concede. That depends on where you live. Photo vs. non-photo identification: Some states request or require voters to show an identification document that has a photo on it, such as a driver’s license, state-issued identification card, military ID, tribal ID, and many other forms of ID. Other states accept non-photo identification such as a bank statement with name and address or other document that does not necessarily have a photo. Using this categorization for laws that are in effect in 2020, 18 states ask for a photo ID (althought North Carolina's is on hold based on a preliminary injunction from a federal judge) and 16 states also accept non-photo IDs.Procedures for when a voter does not have identification: If a voter fails to show the ID that is asked for by law, states provide alternatives. These laws fit two categories, non-strict and strict.Non-strict: At least some voters without acceptable identification have an option to cast a ballot that will be counted without further action on the part of the voter. For instance, a voter may sign an affidavit of identity, or poll workers may be permitted to vouch for the voter. In some of the “non-strict” states (Colorado, Florida, Montana, Oklahoma, Rhode Island, Utah and Vermont), voters who do not show required identification may vote on a provisional ballot. After the close of Election Day, election officials will determine (via a signature check or other verification) whether the voter was eligible and registered, and therefore whether the provisional ballot should be counted. No action on the part of the voter is required. In New Hampshire, election officials will send a letter to anyone who signed a challenged voter affidavit because they did not show an ID, and these voters must return the mailing, confirming that they are indeed in residence as indicated on the affidavit.Strict: Voters without acceptable identification must vote on a provisional ballot and also take additional steps after Election Day for it to be counted. For instance, the voter may be required to return to an election office within a few days after the election and present an acceptable ID to have the provisional ballot counted. If the voter does not come back to show ID, the provisional ballot is not counted.
