Yes. It is done quite regularly. You could easily wander around Manhattan and review the major projects going on with awe. I did it several times for inspiration for what I do. I was amazed at the innnovated techniques being utilized.You can review historical data for construction projects, but here is the major issue with projecting real costs in Manhattan (this applies to many other places as well): every single project, even similar ones, are very unique in these environments and their costs can vary wildly. For example, some of the variables which affect costs (not exhaustive by any stretch of the imagination): demolition work required, site prep work (close to the river, the more that has to be done), foundation work, materical shipping and considerations (close one bridge and watch how these costs change), finish materials to be utilized, height of the building, factoring for weather and other delays, labor/union related costs not included in the direct labor costs, material storage (can't be done onsite for a lot of the key structural mateirals), among many, many other factors. Each one of these buildings is some architect and engineer's dreams. They want to make a statement on the skyline and the burrough. This can lead to costs associated with innovative design features, additional finish materials, etc. Every project is different and even similar projects can vary dramatically in costs based on other factors.Many companies would want an headquarters in NYC and Manhattan. Financing could come from any number of places, such as invested costs, future leasing, project bonding, direct loans, or even from the cash Reserves of the owner (if they have it). Those that could develop a project on this scale would have multiple avenues to approach for developing the cash needed for such a project. Ideal location depends a lot on the Company. I will try not to repeat what has already been said, but rather to add what I can based on my experiences and my unique perspective as a Church employee. I became an employee about two years ago, working in the Church Office Building in downtown Salt Lake City, Utah. I work for Self Reliance Services, which includes the Perpetual Education Fund (PEF), a non-profit student loan program for the third world operated by the Church. The Church donates all of the administrative and operating expenses for the Fund, including staff, so that all returns on student loans go into making more student loans. PEF operates in 78 countries, including about three quarters of Africa, all of Latin America and the Caribean (except Cuba), the Philippines, Thailand, Cambodia, India, Spain, & Portugal.I can testify firsthand that the facilities at the Church Office Building are nice, well-maintained, and functional. The building is 26 stories high. When it was built, back in the early 70's, some people jokingly referred to it as “the great and spacious building” (a Book of Mormon reference to worldliness) because at the time it dominated the skyline. Not anymore.Inside, the main lobby is spacious but comfortable. Nothing is palacial or grandiose. The ceilings are high on the first floor, but the carpet is not particularly deep. In the work areas, everything is attractive, well laid out, functional, efficient. The carpet is industrial. Most people sit in cubicles, like any office building.Divisions of Church administration such as Self Reliance Services are directed by General Authorities. We generally have three at a time that work with us. Sometimes these men come from other countries, sometimes English is not their first language, but without fail they are excellent leaders and very helpful in moving the Lord's work forward. They are often past retirement age, but not always. Depending on their financial needs, they may receive a stipend to enable them to support their families while serving as a General Authority. Most of them are highly achieved and have been successful in their careers prior to receiving their call and are self reliant.One unusual thing about the way the Church uses its resources is that it always pays cash. When the Church plans to build a chapel, a temple, a cannery, a welfare services center, a new building at a Church school, or to acquire a welfare farm, etc., the Church pays cash. There is no mortgage, no construction loan, not even an equity loan. The Church always pays cash. There are no monthly payments to make, no interest to pay. When the Church builds it or buys it, the Church owns it outright.This was not always the case, of course. There were times in the history of the Church when they were deeply in debt. But as the Church has grown, and the members have prospered by living the gospel, practicing provident living, and paying their tithes and offerings, the Church has retired that debt and become solidly solvent. Furthermore, the Church has greatly benefitted from the guidance of people like President N. Eldon Tanner, a Counselor to President Spencer W. Kimball, who set the Church on a firm financial footing through good management and investment strategies.The resources of the Church are used to further the work of the Lord, not to provide a luxurious lifestyle for the General Authorities or for anyone else. I can attest to this directly. My parent’s home is in the general area of the University of Utah. Spencer W. Kimball, the prophet and president of the Church back in the mid 70's and 80's, lived just a couple of blocks away from them, in a very ordinary, kind of small home. The only thing unusual about the home was there was always an ordinary car parked out front with an armed guard sitting in it.For many years Dallin H. Oaks, currently the titular President of the Quorum of the Twelve Apostles but serving as the First Counselor in the First Presidency of the Church, lived in my parent's ward, while serving as an Apostle. He lived in a very ordinary house. He and his wife attended church just like any other member of the ward, except that they were often traveling on Church business. They had a Church issued car, a Toyota Avalon, as I recall. He is a sweet, kind man, who was previously a Utah Supreme Court Judge, and prior to that Dean of the University of Chicago School of Law.The Church is greatly blessed because they can call upon the talents of extraordinary people like Russell M. Nelson, Dallin H. Oaks, Henry B. Eyring, and all of the other General Authorities, who are willing to serve the Lord, often at significant financial sacrifice compared to what they could make in the secular world.

I've been a user for the last 5 years and it's a pretty good program.. but here's the thing: last week I tried to export a video, but I was shocked that my "LIFE TIME PLAN" all of the sudden ended... or just switched into "FREE PLAN" for no reason.. it's really weird because the account is still there... uhh... never mind, the program was saying that because there were a lot of devices singed in to the same account, opps! seems like I'm starting to like the program again :-) 5 stars!
