Then they picked an empty house, broke in, changed the locks. Then they advertised a rental.A renter showed up, signed the papers, paid the deposit, First and Last months rent, got the keys and moved in. Then the landlord, typically went to another house and started the scam all over again.(Many times the renter did in fact know the rental agreement wasn’t legit.)Then one day the real property manager showed up, and discovered 5 or 6 people, including small children, living there.He would tell the people they were trespassing, and get the hell out now!!NO, the renter responded, I rented this place from this guy!The manager calls the police. The police come look at the rental agreement, turn and tell the Manager, Sorry nothing we can do. In fact the renters are the victim here too. You will have to file paperwork, to evict he renter, and then pay the Constable to show up and physically eject them. What I can tell you are some factors that might effect the cost, oh…While I have now lived in a mobile home community for almost 3 years, I have exactly zero qualifications to give finacial advice so bear that in mindDo you own the home or will you have a mortgage payment.The monthly “Lot” rental fee which usually increases A few dollats a year unless specified in your agreement.$ Does the park cover cost of trash removal? What about snow removal$ What taxes are you expected to cover **THIS VARIES GREATLY DEPENDING ON LOCATION** SCHOOL TAX, PROPERTY TAX, RENTAL TAX, TAX TAX…ETC, ETC, ETC. Never assume you know the answer…believe me!$ Are there annual fees for membership/ access to a pool on site? Dues for use of a “ clubhouse” fees for golf cart usage/parking/registration?$ Do you have pets and if so does the park charge per pet or per household? Do you know if there is a limit to how many pets you can have and is there monitary consequences for breaking said limit?$ Is visitor parking for family and friends a privilege or a closely monitored money making racket?$ Speaking of parking, does your park have assigned parking? Street parking? Lot “driveways”? What are the fees for the joy of them letting you park your car at your lot?$ Annual whatever the heck we want fee for any reason at all fee because you signed a contract but didnt actually read it sucker dues due?Okay okay so I am having a little fun with this but I'm also not far off the mark. Mobile home communities can be wonderfully economical places to raise faimiles or retire to. They can also be stereotypical nightmares from hell. Costs are all subjective to circumstance but in general are a great alternative to apartment living for lower income families who want single family living. There are also mobile homes so nice they rival any home on the market in terms of luxury and options. Do your homewoek, read the fine print, most of all assume nothing!!! A contract is a contract and once you sign it you are legally bound to the terms. I love my trailer, it's perfect for my needs and I have lovely neighbors who care for their homes as well. Management here sucks but I deal. I have found living in a trailer park to cost less then an apartment with more space, automity and the option to make it my own style because I own it but ai alao recently diacovered the giant obsticals and impossible hurdles to try to relocate it. There are pros and cons with anything. Good luck and dont believe all trailer park people are trailer trash people!!!
