Unless there is a prepayment penalty written into the mortgage agreement you should not have a problem. Your payoff terms are written in the mortgage. Lenders are not happy if the mortgage is paid off in less than 9 months because the first months are almost all interest being paid to the lender with very little going to principal. I am not an attorney. My personal experience with this is that my husband and I purchased a home in the middle of December and my husband passed away the beginning of January. Our first mortgage payment was not due until February. When I told our mortgage broker that I would just pay off the mortgage he asked me to wait for at least nine months. He said the lenders give the brokers a hard time if loans are paid off too quickly in the beginning of a mortgage. That could cause the brokerage firm problems getting loans with that lender for other clients. Not sure if this was the actual reason but my broker made his point.
