PDF Editor FAQ

What is the pettiest complaint you have heard from a home-owners association (HOA)?

I helped build a beautiful house that was just off a golf course with a gorgeous view of the ocean. The home owners were worried about stray golf balls hitting their house, so the contractor installed 2 flag poles and stretched a monofilament net between them to stop golf balls. the HOA chairman said it was not allowed and he did not like the whistling sound in the wind. The home owner replied go ahead and take me to court my lawyer is on retainer and should do something any way, Last I knew the flag poles and net were still there.

What are your thoughts on the Scottish parliament considering to investigate how President Trump acquired his golf courses in Scotland?

Hello! It appears that the house of Trump is tumbling down rapidly and in dramatic fashion! This is what Martyn McLaughlin, a reporter for The Scotsman reported yesterday:There's been interesting discussion in the Scottish Parliament this afternoon about the use of Unexplained Wealth Orders to investigate Donald Trump's deals to acquire his Scottish properties and ascertain the sources of the financing. Member of Parliament Patrick Harvey said there is a need to "protect Scotland's good name from association with the toxic Trump brand" and highlighted "serious and long-standing concerns about Trump's business activities," both in Scotland and further afield. Those concerns, he said, include evidence to Congress citing patterns of buying and selling thought suggestive of money laundering, and which drew particular attention to the golf courses in Scotland and Ireland. "The cause for concern is still growing," Mr Harvie told the parliament. "It's now reported that the Manhattan District Attorney's office is investigating the Trump Organisation's inflation of assets, and potential bank and insurance fraud."He added: "The Trump Organisation has been accused of repeatedly reporting fraudulent financial details to the US Office of Government Ethics, while reporting a different set of figures to the UK regulators in respect of the Trump golf courses here in Scotland." Turning to the issue of UWOs (Unexplained Wealth Orders) - he stressed that the Scottish Government is able to go to court and ask for an order so that it can "start getting answers," but said that so far, the government has refused to either confirm or deny that an investigation is underway. He added: "Now that Trump is set to lose immunity from prosecution in the US, he may finally be held to account there. Isn't it time that he's also held to account here? Isn't it time for answers from the Trump Organisation and for the Scottish Government to go to court?" Replying, First Minister Nicola Sturgeon said the decision on whether to pursue a UWO against Trump is one for prosecutors, not politicians - specifically, the Crown Office, which she said operated in a "right and proper" independent capacity from government ministers. She added: "I think everybody is prob well aware of my views about the soon to be former president, and my views are probably no different to ... many people across Scotland. The idea that I'd somehow try to protect him from due accountability I don't think holds much water." Martyn McLaughlin (@MartynMcL) | TwitterFor what it's worth, my understanding of the UWO (Unexplained Wealth Orders) process is that it's the Scottish Government that can decide to go to court, under section 396A of the Proceeds of Crime Act 2002. The legislation doesn't seem to leave much room for ambiguity Proceeds of Crime Act 2002Oh my! And here’s a statement from the Scottish Green Party:“We can't continue to turn a blind eye to red flags that surround [Trump's] biz activities in Scotland, sending a signal to not just Trump himself but those who may be lured by our relaxed approach towards investigating possible financial crimes.” Investigate Trump’s Scottish InvestmentsI’d say, get in line boys and girls! United States prosecutors are fighting each other to get a piece of the Trump Crime Syndicate first themselves. Yes, I’m looking at you Letitia James and Cy Vance. Not to mention the next AG in the Biden Administration. Here’s what an Unexplained Wealth Order or UWO is:An UWO is a relatively new - and rarely used - power which has been designed to target suspected corrupt foreign officials who have potentially laundered stolen money through the UK.The mechanism, introduced in 2018, is an attempt to force the owners of assets to disclose their wealth. If a suspected corrupt foreign official, or their family, cannot show a legitimate source for their riches, then authorities can apply to a court to seize the property.Mr Trump and the Trump Organisation have always stressed that they did not require any outside financing for their Scottish resorts. Scots ministers told to seek ‘unexplained wealth order’ for Donald Trump resortsMoney laundering. That sounds like something Trump and his spawn are capable of. So Scotland could seize his properties within its borders. Oh I do like schadenfridays!I have a feeling that, tonight, I will find the most delectable schaden meet freude bonbon on my pillow…can’t wait to go to bed!

What's it like to live in a 55+ community versus just regular neighborhoods?

I live in a 55+ ungated community with my wife, we're in our early 60s. We are called “the kids” by our neighbors. We moved into the community a couple of years ago after we spent a year remodeling our house with a contractor. We are semi-retired. I'm a photographer, my wife is a substitute teacher. We can mostly choose the days we work. There are over 2,000 homes in our community, located in the heart of the Sonoma winery region of California. We are 45 minutes from Bodega Bay and the California coast, a bit over an hour to San Francisco and Berkeley. The area is beautiful, mindful of the French countryside. We are nestled amongst wineries in the Valley of the Moon, an area made famous by Jack London. We were evacuated by the October 2017 fires[1][1][1][1] and nearly evacuated for the 2019 Kincaid[2][2][2][2] fire. Power has been shut off several times[3][3][3][3] for fire prevention. Our community includes some independent living and assisted living compounds, but by far, the majority of the people here live in single family homes or duplexes. Nearly all of the homes are single story and most have 1000–1700 square feet. Many people have gardeners (I don't) and most of the yards are small and landscaped without lawns. Some homes on communal areas have some or all their gardening done by the home owners association.Life in 55+ communityYou are surrounded by people who generally share the same life experiences. People generally move in around 60, and many live here until they die. Many people are in their 80s-90s and healthy and quite active. Most people have time to be neighbors. Since most people are retired, they tend to have more time to participate in neighborhood or neighbor-like activities. This can be either helpful or meddling, but the upside is there is very little crime due to an abundance of nosy neighbors keeping their eyes peeled for unusual activities. There is lots to do and lots of people to do things with. People are active and encourage others to be active. People garden, hike, ride bikes, play golf, tennis, swim, work out in weight rooms, go to shows, teach classes, attend classes, volunteer, run, walk dogs, go to nearby parks, cook, have musical bands, etc.People help each other. People loan each other tools, help with projects, drag out trash cans for those who can't, watch pets and houses during vacations, etc. There is a sense of community. People are active on Craigslist and Nextdoor. (Though nextdoor tends to devolve into petty arguments a lot like twitter. )People get sick, need surgery and die. There is lots of support for other residents as people get sick, have surgeries, and recover. People help with rides to the doctor and encourage people to remain active and do their physical therapy. People do die here, and some eventually get dementia or other conditions that require in-home care and may move to an assisted living place if they can afford it. There are a fair number of single women residents, it seems men do die younger than women.Generally it's quieter here than in most neighborhoods. There are no young families with children and not that many people work. There is, consequently, not much traffic coming and going to work and school. There is a small amount of traffic throughout the day, and a lot of walkers and bicycle riders make the rounds. There are trucks with contractors and gardeners every day, as may people are working on their houses. Things get pretty quiet here after 8pm.There are only a couple of nearby businesses (two restaurants, a mini-market, a barber, a dentist, and a few realtors.) Most everyone has to drive at least 4 miles to do routine shopping; Costco/Trader Joe's are 11 miles away. There are tons of restaurants and parks within 30 minute drive, as the community we are located in is in the Sonoma/Napa winery region and is a tourist destination. It's absolutely amazing. I've been to several Michelin starred places.Unfortunately, there are contractors, gardeners, and nearby businesses that seem to prey on the residents. You have to watch out for those who gouge older residents. The community has a HOA (homeowners association) that providesGardening in some of the homes with communal areas or dancing golf course.PoolsExercise roomsTennis courtsMeeting roomsA golf courseSome gardening in some of the properties with common areas (not ours)Classes like yoga, computer, investingThere are dozens of clubs that do everything from dancing to knitting.Several alumni clubsThere is even a cannibis club forming. The HOA has rules that can be good and badRules about parking in the streetRules about what colors your house can beRules about your front yard and house appearanceA board of directors that likes to meddle in nearly everythingFootnotes[1] October 2017 Northern California wildfires - Wikipedia[1] October 2017 Northern California wildfires - Wikipedia[1] October 2017 Northern California wildfires - Wikipedia[1] October 2017 Northern California wildfires - Wikipedia[2] Sonoma County under siege: Kincade Fire forces 90,000 evacuations[2] Sonoma County under siege: Kincade Fire forces 90,000 evacuations[2] Sonoma County under siege: Kincade Fire forces 90,000 evacuations[2] Sonoma County under siege: Kincade Fire forces 90,000 evacuations[3] More than 2 million people expected to lose power in PG&E blackout as California wildfires rage[3] More than 2 million people expected to lose power in PG&E blackout as California wildfires rage[3] More than 2 million people expected to lose power in PG&E blackout as California wildfires rage[3] More than 2 million people expected to lose power in PG&E blackout as California wildfires rage
