Say I had an accomplice give me a Quit Claim Deed that I record, then I could sell a Quit Claim Deed on your neighbor's house to you. You could even record the deed - but as I don’t hold any interest in their house what would own? The real question here is what do you think you own? Now there is a chain of title showing that you own your neighbor's house. This can be straightened out with a quiet title action, but there is an expense for that.I use this example because at this point if I’m careful with my language simply selling a Quit Claim Deed rather than representing that I have an interest in the property and no one has forged any documents - what’s the crime?

For example: “Here's my horse. I quit claim to him.” So if you've signed a quitclaim deed to someone else, you don't own your house. You're still liable for the mortgage, but you've lost all interest in the house. So a refinance mortgage probably wouldn't happen, unless the new owner signed the house over to you.You won't believe the stories I hear. “So my girlfriend kicked me out after I signed the deed, but she's not, like, on the mortgage?” Trust me, don't go there.
