When dealing with rental properties mortgage insurance is an expense you may need to calculate but it is not a policy you would go out and get without the mortgage company requiring it since it protects them and not you.Title InsuranceTitle insurance is important when you buy a property. Title insurance protects you against problems with your claim of ownership. Your lender will also require this type of insurance. Title insurance is a policy issued by an insurance company guaranteeing that the title to a parcel of real property is clear of any claims or liens and properly in the name of the title owner and that the owner has the right to sell or otherwise transfer the property to another. If there is an issue with the title the insurance company will pay the damages to the new title holder or secured lender or take steps to correct the problem if a problem with the property ownership is later discovered, such as an incorrect boundary description.Liability InsuranceNever ever rent a property without liability insurance, it is that simple. Just as you can purchase an insurance policy to protect your next expensive vacation and you can pay an additional fee per day to cover your rental car, now you can also have your tenant purchase an insurance policy to cover damage they cause to your rental property. Unlike renter’s insurance that protects their stuff, damage protects you from damage caused by the tenant. Some landlords like to collect both a cash deposit and have the tenant purchase insurance. Other landlords will accept the damage insurance in place of an actual cash deposit. For example if a tenant turned on the bathtub and got distracted on a phone call only to have the bathtub overflow the damage from this flood would be covered under damage insurance up to a set amount, typically $3000.

In the tumultuous decades of the 1760’s and 1770’s, the Crown began to disarm the inhabitants of the most rebellious areas. That provoked polemical reactions by Americans invoking their rights as Englishmen to keep arms. A New York article of April 1769 said that “[i]t is a natural right which the people have reserved to themselves, confirmed by the Bill of Rights, to keep arms for their own defence.” A Journal of the Times: Mar. 17, New York Journal, Supp. 1, Apr. 13, 1769, in Boston Under Military Rule 79 (O.
