If I am starting out in real estate investing should I bother with a property manager or is that only needed when I have multiple properties?
I manage 6 properties without a manager and do many repairs myself, some months nothing to do but collect rents, others have repairs. I can unclog a toilet, without having to pay a plumber which a manger would hire for the job. I’ve have tenants need a hair clog removed form a drain it took me 5 min but a plumbers call would be more, remember its not just the manager but the people they hire to do the work.As a side note, I recommend getting a go pro to where when you need to collect rents and do repairs to protect yourself from tenant complaining and false claims for anything you might have said or done. You may be innocent but if a tenants says you came to collect rent and offered to exchange it for sex you have a recording of the interaction. That is where a manager is useful because they are responsible for collecting and evicting. If nothing else have a good lawyer to use for evictions and rent disputes.
