You absolutely do need building insurance, and if you've got a mortgage the lender will insist upon it. Usually the whole building is insured by the management company (which you may or may not be a shareholder / director of) and you pay a share as you would for other communal costs.Whether you want to buy contents insurance as well depends on how much and how valuable your stuff is. If you've only got some hand me down furniture and your clothes and what not you might choose to risk it. If you can afford to replace maybe £5k of stuff risking it might be your best bet. If your flat is full of valuable antiques, them you probably do want insurance. I didn't bother with contents insurance in my first flat as the costs didn't seem to be justified for the modest quantitiy and value of the stuff I had. I absolutely did have building insurance (via the management company which the residents jointly owned)In a house, where there's usually a combined building and contents insurance then the contents bit seems better value for the peace of mindI suppose if you don't have a mortgage then you can choose not to insure your house, but for most of us the loss a house through fire or other calamity would be a total financial disaster that would destroy a lifetime's wealth. The rule of thumb I adopt is not to insure anything I can afford to replace or pay for. I cannot afford to replace my house, so it's insured. Depends on your policy limits etc, however the only way to make sure you get coverage is to have items scheduled and appraised. It does not cover if something gets broken by you in your own residence. IF you mean the break in, hence theft yes, but again depending on the type of policy and how much of coverage you have obtained.
