(1) Cost of acquisition (2) Risk and (3) Return on investment & time horizon(1) Cost of acquisitionThis is the most important point to take into consideration while investing in any asset classes since no products comes free. If I talk about investing in share market then it will cost you less compare to purchase a land. While investing in equity shares you need to pay certain charges such as STT (security transaction tax), brokerage etc. This charges are depends on the quantum of securities you are purchasing. But substantially this charges will be lesser than charges are borne on purchase of immovable investment products such as land and flat.On the other hand if you wants to purchase a land or flat first you need to identify the area where you need to buy the property and for that either you have to travel or you will hire a broker who will find the property for you. Once you find the right property you need to shell out upfront payment money to book your property which is called booking amount. And subsequently you need to pay brokerage to broker which is a % of your property deal. Then you will find the Bank, or NBFC for loan purpose which will provide you the loan to purchase that property. Again here bank will charge the fees for their services. Once your loan got sanctioned you need to shell out remaining money to purchase the property as Banks and NBFC do not fund more than 90% of the agreement value or market value whichever is less. So 10% will go from your pocket. Additionally you need to pay stamp duty, registry, VAT as per Indian taxation and revenue laws. Society maintenance charges, legal charges , parking charges and many more. So in short cost of acquisition in case of purchase of property is more than investment in share market.(2) RiskI believe that risk in both type of asset classes is equally same.If I summarize the risk in capital market then it will be regulatory stringent ness which impact your investment, financial health of the company in which you holds the shares, state of the economy etc.On the other hand risk in land and flat can’t be ruled out. Land that you purchase is not passed by the local authority, somebody has already purchase that property and builder or developer is giving you the property without revealing the previous owner's name, litigation on the property and many more.however risk can be mitigated by thorough study of your investment class.(3) Return on investment & time horizonIn case of property return is purely depends on the location of the property and supply & demand of the property on that location. In most of the cases investors make money between 7% to 10% or some make around 15% return on the very long term. There are instances where supply is on peak but demand side is not picking up so in this scenario property investment does not generate enough profit for investor. To earn around 7% to 10% return you need to keep your property for at least 5 years. During that time you need to incur certain cost such as maintenance cost and property tax.While in case of share market if you choose the right stock and invest for at least 3 years it will give you return more than 50%. While some of the stocks have given whopping more than 200% return to their investors. This can’t be possible in immovable property investment. And cost of acquisition is not as high as compare to property.However considering the importance of having your own home or land i will follow the following pathFirst if you have good amount of money then invest in share market first, choose and quality stocks which has sound management team and strong fundamental, make money on the investment, then partially sell the shares and reinvest that amount on a good property. So in this way you will create a good wealth for yourself over a long period of time.
