PDF Editor FAQ

Most tenant screening services require on-site inspections if you want to get full credit reports. Does this also apply to Realtors? Or does it only apply to landlords and other business owners?

For the most part, a full credit report is probably the key term here. See the link below.http://www.ctcredit.net/FTC-compliance.htmlIn other words, if you provide your parameters and the applicant meets it, you will get a recommendation, which is NOT providing you the credit data, but is providing you with a result. Also, the other key components are available without a site inspection and you can still do an employer and landlord verification yourself. Simply create your own internal forms that each application signs stating they approve the prior landlord and employer to supply you with the information you require. When screening tenants, good credit is just 1 of the factors to consider, and good credit is a personal decision. Every property owner can create their own threshold and parameter to evaluate. Using that method, a site inspection would not be necessary.

Which is more important when screening tenants: credit score or income verification?

Both of these factors are important when screening tenants. Though, it will depend on each individual. There are people out there who’ve had hard times and helped themselves get out of their situations. This could reflect on the credit score. As far as income verification, the general rule of thumb is to make sure the tenants can pay 1/3 of their income towards rent. Most property managers like to see at least 3 years in the job and/or field when it comes to verifying income. If someone constantly changes jobs in a short amount of time, this can be a red flag. Be careful of job hoppers. One of the best indicators of a good tenant is to check landlord verification. The present and past landlords will be able to tell you the prospective tenant’s rent paying history whether good or bad. Also, you want to ask if they have ever been late or if there were any issues with the prospective tenant. One of the best questions to ask past and present landlords is asking what was the reason the tenant moved as well as if the tenant gave proper notice. If you run into a prospective tenant who has gone through eviction, you’ll have to make a decision based on the present and past landlord’s information. Usually, non payment of rent is looked down upon with most property managers. If you’d like to learn more about screening tenants, you may want to read:Screening TenantsQuality vs. QuantityIf you’d like to learn more about how to be a successful real estate investor for the long term, you may want to read: Real Estate Investing Sucks: How to Deal with Change and Find Success as a Real Estate Investor.Hope that helps!

Does the landlord has the right to ask for business details from tenant?

Well, they have the right to verify the rent can be paid, that's for sure. Credit check, previous landlord verification, employment verification. If self employed, copies of tax returns or proof of funds or assets. That's the legit stuff. At the end of the day, they can legally or illegally ask whatever they want . And legally or illegally decide if they want to rent to you. I'm not saying this is right or wrong, just reality. You don't necessarily have to answer what they ask. But they don't necessarily have to rent you their place… really, at the end of the day, if they're interested in anything other than you being able to pay their mortgage, they're probably not the right landlords for you.And if by business details, you mean like, what your product/service is specifically… that you're clearly trying to hide… Just offer them some freebies and promise you'll pay the rent. That ones going to depend on the landlord. Now… if you've already rented the place, paid rent on time, and then they're asking. Just tell them you're in the restaurant business, cash heavy. If there's anything going on, on their property in violation of the lease terms (like conducting a commercial operation, or some other sort of illegal enterprise) they're likely already on to you, and just digging for evidence to evict you.Sooooo short answer…. More info needed ;-)
