I had a vacancy being advertised, and there were these Asian restaurant owners, looking at my rental. In fact, they wanted me to see their restaurant, so that is where they wanted me to pick up the application - and that is where the info finally came out. Of course, I had done some digging in advance, since I did uncover that they lived in a place they owned; I initially suspected they might be ready for foreclosure, but no lawsuit (PA is judicial) had yet been filed at the county courthouse. They own their own place, so why do they want the rental? How do I do a tenant backround check on myself?
None of the screening services that I am aware of will allow self screening. So you will have to simulate this by performing each piece as well as you might be able to. Since I am a landlord I can give you some guidance on this.First let's list the components of a tenant background check: credit report, eviction report, criminal report, judgment report, income / employment verification, landlord verification.Now let's get the easy ones out of the way first. You know your income and who employs you at your job; so do you really need a verification of that? And you know what opinions of you your landlords you rented from have. So skipping those two from the end of that list.You can get a free copy of your credit report once per year - so you can see the status of your accounts from your creditors that are reporting to the credit bureaus. Not sure if the free report will include two other things I pay close attention to: address history, and the monthly payments due for each of your accounts. The history of addresses I will use to track down landlords you rented from; the monthly payments I use to be aware of your debt to income ratio; if your debt payments are so high that when added to the rent that total consumes more than half of your pre-tax income - that is a red flag that you might have trouble paying the rent.Eviction report is next on the list I gave. You know whether you have been evicted or not, so maybe you figure to just skip this. If you have NOT been evicted though, there might be false positive hits out there - somebody with the same name could have an eviction or two or many more. I once had a tenant applicant from a different state, with a not so common name, and an eviction showed up in that other state for somebody with that name. One of the problems with civil court records is that the name is the only identifying data they contain - no SSN or date of birth. After contacting the landlord who had evicted that person, and supplying a photo of my tenant applicant to that landlord, that other landlord said it was not a match. And I approved that applicant; then a few years ago I checked the tenant's name in that other state for evictions, and yet another eviction appeared while my tenant with that name was still living in my rental property - more confirmation that the original match was a false positive.Now we are up to the criminal report. Same thing applies as with evictions - you know your record, but you want to check if there are any false positives. The good news here is that the criminal report will also have the date of birth as part of the data, so false positives are less likely; so much so that my rental qualifying criteria declares that it is a confirmed match if a criminal record matches for both name and date of birth.And then we have the judgment report - this is a report that shows judgments from the courts entered against the prospective tenant. As with evictions there could be false positives, and as with evictions the data will only have the name - no other identifying information.One important detail that I did not mention is where to get the eviction, criminal and judgment records. These are going to be court records, and each jurisdiction has different ways to access that information; I am in PA, and in the state of PA I can get from a state website criminal, eviction, and small claims judgments, but judgments more than the small claims maximum have to be researched at the county level. There are fifty states - no way I am going to even try to track that down for each of them. So you will have to identify where you will be able to obtain those court records for the places where you have lived.Other than false positives, you should already have a good idea of where you stand for all of those background checks.
