Hayes Valley has more sun (usually) than does North Beach, but both are within easy access to South of Market. Both have cafes, restaurants, shopping, and leisure within walking distance, both are expensive to live in, but I believe Hayes Valley has a higher proportion of newer (post-1970s) residential buildings.A lot of your stated preferences are objective, so I'm not exactly sure what area I would suggest as best.
