Any settlement agreement shall be binding. In the event an agreement is not reached, the Parties may pursue legal remedies as provided by the Contract.”In Oklahoma, you must first file for mediation. I have only worked in two markets, New Jersey and Texas. What I can say, though, is no matter how bad the economy is, people always need somewhere to live. If demand is low, the number of agents is probably low, too, but I guarantee you in every city there are agents making money. Austin, Texas, where I currently practice real estate, is red hot. It's the land of milk and honey. Homes sell in less than a month, sometimes less than a week, with multiple offers frequently. Selling over asking in one week is totally normal, no one even bats an eye. We have 160 people moving here every day. Guess how many agents there are. More than TEN THOUSAND. And lots of them aren't making money. I watch new licensees come through training classes every few months, and within weeks most of them have disappeared. You can succeed in a bad market and fail in a good one. It comes down to your daily practices, your outlook (unfounded and absurd positivity is a necessity), your work ethic, and a little bit of luck.I will say I hated practicing real estate in the Greater NYC area versus Austin. The agents were nasty, screaming on the phone was totally normal, many clients had no qualms about trying to get out of paying you, and everyone was pissed off all the time. The commissions and splits with your broker were also LOWER and when I finally left New Jersey my broker stole several thousand dollars from me by refusing to pay me the commission dollars I still had coming in, just before closing shop. Here, the clients are friendly, agents joke back and forth in the middle of friendly negotiations, and it's just generally more pleasant, and I get paid more. So from my perspective, the worst place to practice real estate is Hoboken, New Jersey. It's also the worst place to live if you don't like drunk guidos, Bud Light, and small living quarters.
