In Florida, how long does an eviction stay on your credit report?

I do a lot of rental listings and screen a lot of those applicants. An eviction doesn't show up on the credit report, but if the previous landlord got a judgement against you, he could have that recorded on the credit report.Typically every place you lived for any real amount of time for the past 7–10 years will be recorded on your credit report. If places show up on there that you didn't disclose on your rental application, then landlords will start questioning why you didn’t disclose address and usually assume the worst.

What are the cleverest scams you have come across?

I was nearly scammed out of $1,500!So to preface, the area I live in is growing up rapidly and I have been searching for a new home with little success because of the lack of housing to meet demands.I was scrolling through the classifieds when I located an adorable ranch house in the EXACT area I wanted to live and the rent on it was about HALF of what comps were going for. JACKPOT! Thinking the owner was an idiot to not know the market, I swiftly emailed him.He got back to me promptly with lots of photos of the house, but apologized that his job had relocated him to Florida (we live in Georgia) and he was unable to show the house himself, however I was welcome to go drive by and look in windows etc. he had a real phone number and everything, I even had my mother call him to pretend to be another interested person and he seemed legit.I did so and it in fact had a FOR RENT sign out front and I looked around, fell even more in love. Email him back to see the next steps. He sends me a rental application which looked very legit. I filled it out but on my mother’s insistence left out my SSN. My mother is a bit neurotic about scams etc. I sent t off and he got back to me the next day and said he and his wife had looked over it and thought I was a great candidate. They asked for me to please send over the first months rent and security deposit (totaling $1500) and they would send me lease agreement and the keys.I had to pause here. I wanted to see the lease agreement BEFORE sending $$. I told my mom in the mean time while I emailed him back stating that I needed the agreement first. He got back to me and said before he drafted up the lease agreement with his “attorney” and Fedexed it to me, he wanted to be sure I was legit and needed the deposit at least ($750). I said “Let me at least see proof of ownership”. He said that was confidential (???).My mom called me suddenly and said she had called the records dept at the county courthouse, who pulled the deed on the house. The owner was a local who had owned the property since 2000. My mother somehow got this individuals phone number and called them, and they stated that YES they were renting the house, NO the man I was emailing was not the owner, and NO it was not renting for as cheap as I was told. RED FLAGS!!!I called the police and reported the incident, and the police told me this actually happens more than you would think. People take actual house listings, steal the pics and post the listing somewhere else. They usually at least collect the deposit or an app fee before the intended leasee realizes it is a scam, and sometimes even get their identity stolen from info on the application! The police told me many of these scammers are located overseas! I called the “landlord” and informed him I realized t was a scam and he had been reported to police. He swiftly hung up!Thank God my mom told me not to put my SSN on the application!

What is the best way to find landlords that will accept evictions in Fort Myers Florida?

Few landlords will rent to people with evictions. It is a landlords market especially in Florida. A landlord will have a dozen rental applications on their desks and more will not have an eviction on their record.Who would you pick. Responsible people who are not a problem or irresponsible people who have been a problem in the past.Evictions cost landlords money and past evictions is a fed flag that the person is not responsible.
