HA! I really enjoy all those answers. Selling 30 cars a month is not even slightly impossible! Ask yourself this: What sells cars? Color? Payment? Performance? I have loved, loved, loved all things wheeled, winged or on a rail (not big on boats, sorry) since I was a kid…that was a long time ago.If you plan to sit in the showroom, and sell you might as well retire now. I do not care if your store (dealership) has a “New Car Manager”, “Used car Manager” or Internet, Fleet, Lease or kiss my back side manager. Consider it an open territory.I was formerly the top car sales person for months on end in several dealerships I worked at over many years, including a so called mega store with more than 17 brands. I lived at the time in one of the most difficult to sell states in the nation. Comparatively speaking, we had little inventory, lots of brands and models, but little inventory. Our PACK was one of the highest in the area, and we had to maintain a sizable commission or else!!!!I’ve been the parts runner, parts sales, service writer, sales person, sales manager, general manager, lease manager, rental manager, and a host of other useless titles. He’s call, I’d listen, I learned to spec cars….I’d order them and deliver them to him. Yup, the first time nearly got me fired…taking a brand new truck in July, putting a plow on it, and delivering it without any prior paperwork until I brought back the entire amount in cash…..yea, that could have gone south fast.I visited every small rental firm in the then yellow pages! Waste of time…never sold them a damn thing!!!I formed a 4x4 association. Ownership wasn’t happy! Asked to use one of the meeting rooms or a bay in the service department on weekends for a meeting. I was told, “Okay, you can do it once….but find someplace else next time”. Boss had a change of heart when several members came in for maintenance, and in less than a month, I started selling members of the newly formed group 4x4 trucks.One of the guys in the 4x4 group, his brother owned a landscape company…two trucks, turned into six within a year. Repeat business is a beautiful thing! It reached a point where I had between six and eight trucks between 1/2 ton and 1 ton going out to him every other year, plus a car or two as well for personal use and family members.I was/am outspoken. I was attending a town meeting about removing residential fuel tanks from the ground. I was an outspoken critic of the plan and regulation. A mother daughter team were forming a company that was doing the removal….sold them their first truck, and later, started selling them a truck or three a year, and a car or two along the way. But if its not enough, help them buy the vehicle they want, and desire by picking up the phone and calling another store to find out what might work for them. Yea, management might blow a gasket, but you’ll be surprised how it DOES work out for you, when that persons friend calls you a month or three later.Don’t count on show room traffic to be your sales base. If you’ve been selling for a while, you already know better. Get yourself out into the community, talk to landscapers, doctors and dentists…everyone drives, so everyone is a prospect! You might not have a truck for the local plumber, but you might have a used car for his graduating daughter.Keep a check on the town or city where you live, yes, I know the store has a manager for that. Its funny how that works, your store might not have a truck that fits the spec, so the manager passes over it. But you might have a used truck that will meet the spec, and save them a ton of http://cash….in this day and age, a phone call, and discussion might just win you that bid.There is a rather well known international business based near one of the dealerships I was working at. One day at lunch three guys speaking broken English came in. They were looking for the absolute cheapest pick up basically to get this one guy to and from work, and go fishing on his day off. He had a figure in his head….and that was that. That figure was so out of keeping with the pricing at the time, there was just no way we could offer him anything. Nonetheless I promised him I’d do a search and I did. The closest I could come was like $4K more than his figure. It was a three on the tree pickup when no one was buying three on the tree pickups any more. Anyway, he came in with his buddies, and gave me a lunch bag with cash in it, the deposit. Two days later I delivered the truck to him. About a week later, he came in for follow up service, and brought with him his well educated friend, who worked in purchasing. It took about six months, but through the two of them, I gained a meeting with the head of purchasing, and soon their after we delivered the first of sixteen vans to the company. In the following years I sold them literally dozens of vehicles from economy cars they used to run errands between their local locations to trucks used by their reps all over the country. And, when I moved to another dealership, so did they.Enough of my babble. I’m not selling for a dealership any longer, now I sell for myself. Its never been easy, but its always fun. Learn to listen, understand the need, and find them the solution.My first month in car sales I sold like two cars, but by my third month, I was selling upwards of 20 a month and never looked back. Whatever happened to England?There seems now “nothing” to return or go back in England to.Naturalization is probably the “best” choice. Why do I say this? Well, it’s some of my own life story, but it give some reasons….Why is England in such a mess today ?The writer was born in England and lived and worked there for many years of his life, until finally quitting the country in 2010.Born into a rich “Middle Class” family, hopes for “something pleasant and fine” in life were my reasonable “expectations” for all my hard work.Not “work shy” I held down TWO jobs at age 16 to fund the purchase of my first car, to advance me forward into my “world of work career”. Not afraid of exercise either, for all the years of my youth, I did not “look to others” to do things for me, rather, I had bicycle and cycled a great many long English country Miles (the extra long English Miles which are not the “easy” city Miles).Being keen on Art and Design, and a lover of History, my bicycle took me too the interesting (and still in those days pleasant!!) places of interest, taking my little camera along with me, and often a Drawing or Sketch” pad. It was at this time I first developed my love of Souvnire Postcards and, like my mother before me, a love and interest in ”The National Trust” Parks and preserved Historical Monuments or Houses.I collected a great many colour Brochures and Guide books to many of these interesting places, and was fascinated by the Art collections, book collections and beautiful places from History.In my youth I took an interest in Cross Country running, and joined a shooting Club Rifle range. I also excelled in my (always annoyingly expensive!!) hobby of Model making and Toy Soldier Collecting.When 12 years old, my first (and proudly painted) Exhibit of Figures got sent to “Doddington” near Bath, where at that time, was the Exhibition of the BMSS (that’s the British Model Soldier Society to the un initiated in the hobby .)Also at the same time became a rather “god shot” with a Rifle, proficient with a camera, and trained my enquiring “eye” in affairs of “detail”, which was to serve me well later in life.I have never been known as one who “ran or went around with the crowd”, or went around in groups. I have also, while when younger, respecting “Authority” (even if I knew it to be wrong and did not necessarily agree with it), and , like the “Artist” in me, developed my own unique “style” of living and in the way I related to the other people and world around me.I always felt I could earn the “most” in life, by asking questions and by reading, looking up what others could not (or occasionally would not!) tell me, and by using my Artists powers of Observation and eye for detail.I had NO interest whatsoever in the world of “Politics”, or issues around “Race” (I had heard plenty of War time experiences and stories from people who were REALLY “there” in 39 to 45 all about the dangers of Racism and Fascism) it always was a cynical, Murky affair in my view, filled with greedy and criminal types, who only wished to line their own pockets with everyone else’s money. That being said, there were several more human, more reasonable Political examples in my life, when young, which had some influence over me during this formative time of my life. Well, its “not everyone is it” we used to say back then. SOME of them are alright.One of these Political “figures” was a local member of the Elected District Council of my area, who was also a Descendant f a French family. His Sur name was “Guillaume”. The other one, was the local Euro MP (Member of Parliament for Europe) who lived in a village near to my Grandmother and her family. Leonard Cotterrel.In those days, I was too busy working hard to pay my rent and get some savings together, to have much time for reading about the EU or “Common market as it used to be called in England in those days.But I did , quite how or why, I still don’t really know, get to meet a very large number of overseas persons during my youth, some were school visit students, on exchange trips, but most were people I “bumped into” socially or quite seemingly by accident of chance or sheer luck. At least, I “think” it was…Now I am not so “sure”….As one gets older, and “wiser” to the world, and the “games” that go on around all of us each and every day, on the TV, the Newspaper stories, the Political “scandals” and the way Reporters and Editorial “teams” can manipulate the news”, I developed the art of “reading between the lines” somewhat, in order to try to find the truth.When you are younger, generally, you do not look to far behind the “scenes” in life, but you live it with your youthful energy and vigour, and pursue what pleases you best. Until you grow up and change of course. I mean when you are young, you do not “plan” more than perhaps six months into your future because things “shift” and are in some “flux” and this natural part of maturing, takes some time, and requires you try new work and social experiences and travel around and do different things to acquire skills and experience.Loyalty and honesty got “hammered into me “ from a young age, (anyone who knows my entire story will now what I am referring to here), and I was always the one with the “clean shiny shoes” at school, and who wore the proper “regulation Uniform”. I used to believe rules were for “following” and not existing only to be “broken”, as is the “speak” among people these days.I used to pay my rent “in advance” by one or two months (in case I changed jobs or needed to “fork out” on the car or something. But I soon noticed how the relationship between who you are and what you believe, and the way personal integrity and conscience, can be taken and interpreted by others with “less scruples” for weakness or for somebody who can be taken sadly for a “mug”, and increasingly was becoming of “no use” or relevance in English society.When I was younger, the “yardstick” for personal success lay in other things, not merely “how much cash” you had or how much your car cost you. Remembering the stories of hardship from the past in my families life during the war, the fifty’s and the un -restful politics of the sixties, ( I read a lot in my school library about the unrest in France and the riots of 68), the perceived in-justice and in-equality by the students back then, I vowed to achieve “something” better in my life, to rise up through and rise above the “glass ceilings and glass walls in society.I think actually, as I am writing this today, this explains my involvement in several charity projects to help dis advantaged people later in my life during the middle to late 1990’s, at the height of the Tory “Thatcher” and major Governments. And m concern over affordable and decent housing for people in society.My grandmother was a landlady, an owner of good property’s in a Wes Country Village, and I have many fond and happy memories of family visits and Christmas ties spent with them during my childhood days. Life then, and in general in Britain, was very different than how it is today. Values and attitudes were different, people were better in general, and the way people behaved still followed certain social “rules” or conducts. The way people used to dress and behave was also rather better and different too. I think perhaps it should be so again!!!After I left home, married and began to have a family, my perception of the way and how things “are” in England took a shocking “turn”, and during the “Tory” years in the 1990’s, the country became less and less the “England” I had known. A great deal of apathy and stupid behaviour now exists as a “normal” among the young, violent crime and Race hate crime is now on the sharp increase, and public service, town halls and local Councils “are simply no longer what they once were”.Also, I will say it, a large number of so called leaders and Politicians have taken wrong turns on the road, and have led England down a dark isolated and increasingly empty road to business and employment and “social Responsibility” failure. Society no longer knows “who it is, what it is, or where it is supposed to be going or when it is supposed to be doing it”!!!Slip shod and “low standards” of social behaviour, alcohol abuse, drug taking and sub standard housing with greedy “rip off” landlords have become the normal now for too many people. Non Committal and lax moral fibre have led to a sharp rise in single un married mothers and also fathers too. I can remember a time when this kind of thing was a “scandal” and NOT the “normal” in UK Society. Now it is not, now it is everywhere.Small and interesting little shops, which provided a personal family run locally known service have almost entirely vanished from England’s high streets. Now, if you do your “homework” you will discover, that only the “same few” big companies” own and control all of the “major player” UK high street shops. There has also been a “raft” of charity shops opening everywhere” due to “new laws” that give landlords a percentage” of the sale. I actually learned this story, about, for just ONE example, of the “British Heart Foundation” charity shops, when I was in Dover for a “Toy Soldier Show” a few years ago. It applies apparently equally to all the similar type shops everywhere in UK. Short sighted and “jam today” but “bread tomorrow” Political thinking has led directly to these social “ills”.Also, the granting to Pubs and Bars and clubs in UK of 24 hour opening, and the irresponsible selling of Alcohol and Liquor by cheap supermarkets to the young people, has led to public disorder, a alarming rocketing rise in street violence and property damage, as well as many accident and emergency admissions to the local Hospital. Worse still, attacks on Hospital emergency staff , Fire men, and (predictably) the Police, have began in every large town in England.Once clean, tidy and well kept neighbourhoods have become “sink areas” when drug pushers and “fly by night” type tenants have been moved in to them. In the “rush” for vast and cheap and quick financial profits, greedy “Rackmann” and “Hoogstraten” type landlords have converted (with cheap paper thin floors and walls and painted over dampness) converted once charming nice houses, into sub standard “student lets” and poor quality, over priced and insecure “contract” housing.Parking has now become impossible outside where you do live, and rip off wheel “cowboy” clampers, and aggressive traffic wardens now hunt the public motorist as a “cash cow” demanding massive on the spot money fines for even very “minor” infractions of white lines, it used to be for just the “double yellow lines”.“WASPS” my Auntie used to call them, because they used to wear a black hat with a Yellow band”. Now they just look like street” paramilitary’s”. Its no longer “the sting”, of the wasp, it is” we will take your car and crush it unless you pay us our commission”!!!In England, the traditional values and conduct, that once made “Great Britain” have been replaced with apathy, greed, in-difference, and sharp practice. Employers no longer have ANY “social Responsibility’s” to their employees, and Housing and Tenancy and landlord Laws have become a rip off solicitors “Paradise”. No one has any security any longer in England. Even the “rich” and the successful University “Alumni” who go into UK companies to work, find the UK Governments short sighted economic policies cause “Recession” after “Recession” and “Boom and Bust” and the associated Mortgage non payment housing repossessions to be the “normal” even for them.In modern England, “no one can win” except the rip of landlords and Politicians who make a ”killing” on our backs.A once pretty, once “green and pleasant land”, “England’s Jerusalem” has been replaced with tarmac, shoe box over priced housing developments with “parking for each family for 1.5 Cars per household”.What office based 47k a year fool thought that little “trick” up??Say? Did you EVER SEE any one driving “Point five” of a car?!!!The English of this “modern” era (I would call it a new dark age!) do not act, think, dress, behave or make families or do work, as it was once done. I am going to say as it should still be done.Young people today in England have no moral, intellectual or physical standards to look to for examples of how to live their lives. Outrageous “football” stars, and drug taking and often Dis credited rock and pop stars and film stars are followed. With predictable bad results in most cases I do have to say.Men such as the UK’s Government “Minister” Mr “Boris Johnson” with their untidy, un combed roughly cut “dragged through a hedge backwards” hair styles, and Nigel Farrage, who had a tantrum and threw fish into the River Thames in the Middle of London, are not examples for anybody seriously to follow into leadership or Politics, (and I don’t even have any real interest even today, in my 50’s, in politics) but I can see this!In England, running and conducting a family business has become virtually “impossible”. Margins have got squeezed again and again, and expensive new “laws” have crippled commerce, and I do NOT refer to European Laws, I refer to the MANY extra taxes, red tape and suspect “charges” introduced by the succession of “boom and bus” Recessional Tory party UK Governments over the past thirty years.There is no “Great Britain” any longer, except in coffee table conversation books in over priced offices and the fancy houses owned by the Directors of over priced utility’s privatised under the Tory’s.Under BREXIT Britain now has turned into a “third country”, with ever widening, ever deepening social ills and dangerous rich poor foreigner and white divisions. Violent Nazi style party’s and interests now are seeping out of the “woodwork” in many areas, and this is also one cause of the UK football violence of recent years.There is a worrying rise in “hate Crimes” and Racist materials, and Ante Semitisme, and the market in UK for Nazi Memorabilia has reached such a height, that criminals in Ukraine regularly dig open the German war dead graves to plunder the badges and Decorations to sell to English Nazi followers. One recent Nazi “tomb”, a huge book, of “colour photographs” of Nazi items, was published by HEIMDAL, in Europe, it’s author? “ULRICH OF ENGLAND”!!!!!!!!Rather like the many persons now “suddenly finding” they are “not British” after all, despite living and working and owning property there, and paying taxes and having passport and Legal UK Government papers), in 2010, I found myself “marginalised” and persecuted out of the country. Taking what I could afford with me, I quit the country in utter and complete “disgust” at what was now all around me, and the inner “rotten core” of the English way of life.Corruption in Local Councils, Noble “Lord” paying the local Police bribes to not report crimes, dis honest “family solicitors” who steal your money and tell lies…Worthless Political Squabbling “children’s game leaders” in one Government after another one, wrecking the country. Only large stolen televisions….and poor health.Gambling, Fruit Machines, Bingo and Get rich quick LOTTO’S have become the “hope” of far too many poor people.Saving your money, for the future, has gone, it has been replaced, by “the new thinking” , and has become” Money for Jam today” and then nothing except stale hard Bread for tomorrow, BE WARNED!!!!!FARENHEIT 451My love of books acquired in my young days when I spent many lunch breaks sat inside the School Library reading and studying, was turned into a passion for collecting books many years ago, and I have amassed quite a collection.Disturbingly, however, and worryingly, I have to say, in England, second hand book shops, and dealers, are being hunted to near extinction by the Government, who, it seems, prefer to give the “official version of History on their Internet” rather than from the factual erudite writings of experienced people who know their material well.Books more than ten years old are bing systematically removed from book lists and dealers shops, and internet web sites, and private collections, especially ones that contain Military or perceived “Political history” are being taken away by the Government and destroy’d. I have personal experience of the UK Government and “people from UK” falsifying the history online on the Internet, but, when upon reading books of my own, I discovered the ”official” internet site not to be remotely telling any truth. For some minor projects, this inspection is not requiredBuilding Plan Check:This fee covers the time spent in examining your plans in order to see that they comply with the Uniform Building, Plumbing, Electrical, and Mechanical Codes, and with energy-conservation requirements. The Building Counter staff person will estimate the square footage of each type of new residential construction, such as heated living areas, garages, storage rooms, and decks. This figure will be used to determine the Building Plan Check fee depositBuilding Permit Processing:This fee covers the time spent processing the building permit application, including routing the seven sets of plans to the review agencies, communicating the results of the first routing to you, calculating fees, and consolidating the finished plans into two identical plan sets: the job copy and the office copy.Public Works - Drainage:A graduated fee is charged depending on the size of your project. This covers time staff spend in checking your plans for any drainage impacts and determining any mitigation measures that may be required. Staff also calculate the amount of new impervious areas created by the construction which will increase storm water runoff.Public Works - Road Engineering Review:This fee will be charged on any new residential unit and for any new bedroom additions. Review of your project may result in the requirement that you dedicate a strip of land along your street to the County for future road widening improvements or future utility easements.County Fire Plan Check:This fee varies depending upon whether your construction requires sprinklers to be installed. Sprinkler requirements are based on the type of construction and the occupancy of the building.Other Fees:A General Plan Surcharge fee of 6% (General Plan and Implementing Ordinance Maintenance Fee of 4% and General Plan Update and Planning Fee of 2%) as well as a Technology Update and Maintenance Fee is applied to all building permits.AFTER YOU HAVE PAID THE APPLICATION FEEYour plans will be routed to all required reviewers concurrently. If you decide to withdraw your application at any point, you may be able to get a refund of any remaining part of the fee that has not been used. However, once the plan-checking and the site inspection have been done, no refund can be made.TOTAL BUILDING PERMIT FEESWhen your building plans have been approved by all the agencies involved, the remaining fees will be calculated. The various types of remaining fees are described below. For specific current amounts, contact the Building CounterBuilding Permit Fee:This fee comes from a table in the Uniform Building Code and is based on the total evaluation of the structure described under "Building Plan Check".Building Training Fee:A small fee to pay for state mandated training.Strong Motion:The State of California charges a modest fee. These funds go toward research on how to build structures that will withstand earthquake tremors.Electrical, Plumbing and Mechanical Permits:Modest fees are charged.Environmental Health Fee:A clearance form from Environmental Health is required at the time you submit your plans for review. If, after submittal, it is found that your project requires further review, a clearance review fee will be applied.Public Works Fees:Drainage-control zones:are designated in certain portions of the County: If you build in one of these zones, you will be charged a fee that goes toward construction and maintenance of storm drains. The fee is based on the impervious areas created by the construction.Sewer Connection:This fee depends on the sanitation district in which you are building and how many plumbing fixtures your structure will contain.Driveway Permit:A fee is charged for any new house with access from a County-maintained road, or for a new driveway to an existing house.Park Dedication Fees:These fees are based on the number of new bedrooms. The fund is used to purchase and develop land for parks in the area where the fee is charged.In the X, Y and Z General Plan Areas:Roadside Improvement:These fees go into a fund for improvements, such as curbs, gutters, sidewalks, or street trees, that are most urgently needed in the area.Transportation Improvement:These fees go into a fund for roadway and intersection improvements, traffic signals, and turning lanes.In the urban services portion of the AAA General Plan Area: Roadside Improvement:This fee depends on whether curbs, gutters, or sidewalks already exist along the property frontage. The fund is used for roadside improvements that are most urgently needed in the area.Roadway Improvement:This fee is based on the street designation: "local", "collector", or "arterial", and the width of existing pavement along the property frontage. The fund is used for future street paving and widening.All other County Areas:No roadside, roadway or transportation fees are charged.Child Care:These fees go into a fund to provide for the maintenance and augmentation of a child care system to help satisfy the needs generated by growth from new development. These fees are charged per new bedroom.Other FeesSchools:This fee depends on the school district in which you are building, and is based on the number of square feet of new residential "assessable space." The fund is used to purchase school buildings to relieve overcrowding.Water Meter Connection:In the Urban Services Area, you will need to pay to obtain a "Proof of Water Service" form from your water district to present when you pick up your building permit.Fire Marshal:Fees are charged for assigning a new house number and for giving a new name to a private street.Local Fire Protection Districts:This fee depends on the fire jurisdiction in which you are building. The fees are used to cover the cost of review and inspections.
