Have you ever had an unprofessional interaction with a realtor?

As an attorney I deal with realtors all the time.. most are professional.. some not.One of the most unprofessional realtors I dealt with was the selling realtor for a vacant lot that I personally bought. The lot had been on the market for quite a while so I made a low ball offer. I brought in an ex-girlfriend as the buying realtor as a favor to her (she was just starting out) — so she could get experience and the commission.I made an offer on the lot which was purportedly accepted — only verbally — but I never got the seller’s signature on the accepted purchase agreement. I continued to ask about the accepted purchase agreement. My friend indicated that the selling realtor had the purchase offer and would not (or could not) give it back signed. I guess somehow it was lost (this was in the days before e-signing). Then 9/11 happened.. (yes it was the attacks on the World Trade Center) and the US economy when to sh_t around Detroit.About 5 days before closing I asserted since I did not have a signed agreement the purchase offer was void and actually changed my purchase offer.. lowering the offer by $5,000 US! Seller and their realtor… objected.. I simply said show me the signed agreement.. eventually they accepted the revised purchase agreement … knowing that they were stuck without a signed purchase agreement. Then a surprise..for them. I had friends that lived in the neighborhood and they informed me that there was an unrecorded $10,000 utility lien on the property for recently installed city water utilities (such liens are added to taxes and paid off as a bond in 10–15 years most of the time). I notified the title company formally about the unrecorded utility lien. Well the Seller’s could not satisfy the minimum requirement of providing a clear title to the property without payment of the lien. And that my friends is how the unprofessional realtor cost his clients $5,000 and I saved $15,000 on the purchase of my lakefront lot..

Are German newspapers correct that the EU’s handing of its Covid-19 vaccinations are 'the best advert for Brexit'?

Two German papers said that, but virtually all the European papers are concentrating on the failings of the EU central purchase - De Standaard, la Repubblica, Le Figaro, El Pais, El Mundo, La Vanguardia and others. Some, such as El Pais, even consider it an existential threat to the EU’s continuance. It’s important to recognize that AstraZeneca, at the behest of the UK Government who effectively funded the vaccine’s development, has offered this drug to the world at cost. So what did the EU Commission try to do? Chisel away at a cost price to get it even lower.Despicable behaviour when Third World countries are having to pay extra to obtain any supplies at all from India’s Serum Institute, which is producing the same vaccine under license. The UK funded the development and the vaccine production facilities on the basis that the first 100 million doses would go to the UK. They also approved the drug before anywhere else in the world - including the EU, which is currently kicking off about something that they haven’t even cleared for use yet.AstraZeneca’s CEO, Pascal Soriot, has stated this week that the UK’s position is entirely fair and reasonable. The EU, on the other hand, spent so much time trying to lower what was already a cost price that they put in their order three months after the UK, and that is the subject of the current dispute. Basically, the EU Commission was more concerned about shaving off a few cents than actually saving lives. The EU’s central vaccine purchase has failed on every conceivable measure and that failure is now coming back to bite. Individual member countries are starting to take matters into their own hands and get effectively unproven vaccines from elsewhere - that’s how desperate the situation has become. The Commission is lashing out at anyone and everyone, trying to deflect the blame, but no-one is being fooled.I said months ago that the schadenfreude exhibited by certain commentators on here about the Brexit negotiations would be reversed, but I had no idea it would be so soon. Yes, the last week has been the best possible advert for Brexit, but this is about lives and the Commission needs to honestly take the blame for its own failures.I have no doubt that agreement will be reached between the Commission and AstraZeneca, but the whole shambles has only served to illustrate the wisdom of leaving such a dysfunctional organization. And coming back to the German newspapers, as Bild has put it:-“Since the beginning of the corona pandemic, this trio has been silently ridiculed and ridiculed by the German government and the EU Commission. But when they get vaccinated, they put Berlin and Brussels in the shade: The then US President Donald Trump (74), British Prime Minister Boris Johnson (56) and Israel's Prime Minister Benjamin Netanyahu (71) have the most successful vaccination campaigns in the western world.”

Why is Modi buying Rafale planes at three times the original cost? Who gets the commission for this?

On 23 September 2016, Indian Defence Minister Manohar Parrikar and his French counterpart Jean-Yves Le Drian signed the contract for the purchase of 36 off-the-shelf Rafales in a deal worth €7.8 billion ($8.8 Billion) with an option for 18 more at the same inflation-adjusted price. The fly away cost for a single Rafale aircarftis $85 MillionFor 36 Rafales = 36 x 85 = $3.06 BillionThe deal includes weapons and spares and specially Meteor BVRAAM missiles. So weapons per plane costs around $25 million. 36 x 25 = $900MSetting up of two bases and maintenance depots including building climate controlled hangars for 36 jets costs $1.2 Billion. The deal also include 10 years of maintenance. $53.4 Million per plane.53.4*36 = $1.92 Billion. So total addition is almost $3.06B+$900M+$1.2B+$1.92 is almost $ 7.18BRest of the money $1.62B is being paid for TOT and development of Kaveri Engine which India needs desperately. As per Wikipedia “On 20 November 2016, DRDO Director General for Aeronautics Cluster C P Ramanarayanan confirmed that DRDO and French Snecma have tied up to revive Kaveri Engine as part of the offsets deal for 36 Rafale jet. It is expected that the engine would be integrated and tested in LCA Tejas by 2018.”Edit 1:- To provide more clarity Qatar is another customer of Rafale aircarft. They signed a deal for 24 Rafales on 4 May at cost of €6.3 billion ($7.02 billion). So by paying addition $1.78 billion dollars India is getting 12 more aircraft. So in the end it is very good negotiated deal for India. The best part is India will get its own jet engine Kaveri which will be a milestone achievement. I don’t see this deal is overpriced anyway. Hope this clarifies your doubts.Footnotes:-GTRE GTX-35VS Kaveri - WikipediaDassault Rafale - WikipediaIndia, France ink €7.87 billion agreement for 36 Rafales

The ease of use along with the option to use the software actually in the trial (we know most trials are just a walkthrough) I have recommended this on my own LinkedIn ID to fellow consultants and freelancers as it addresses a critical pain point: clients not respecting terms of engagement. On top of it, the software is quite affordable compared to its peers.
