Great!Now,Though both are types of real estate and yield good returns, there are some areas where commercial real estate scores more marks than residential real estate. Let’s see them one by one1) Strong returnsIt is obvious. You get great returns with the commercial property compared to residential property as these are taken for commercial purposes like offices, shops, warehouses etc.2) More Stable incomeUnlike residential property, commercial properties are taken lease for more years. This will generate the stable income for all the years3) Hedge against InflationIt is the best part of a real estate. Even in Inflation also it will withstand. It has the record of outpacing inflation over a long period of time.4) Reduced riskIf we consider overall factors, Commercial property tend to carry low risk compared with residential property.5) Tax benefitsCommercial property provide you with generous tax benefits like depreciation allowances, building maintenance allowances etc.6) Excellent AppreciationCommercial property has a record of providing excellent appreciation of asset value over time. It depends on several factors though.Real estate investment itself is a better investment option irrespective of its type but each type has its own pros & cons. Well, there is nothing secret about it…Find a property that you can afford, and meets your needs.Talk to the agent to find out more about it.Sign the contract to buy the property.Pay for it (or if a loan, cause the bank to pay for it).Profit.That’s it in a nutshell. Of course, there have been many books writtn on the topic, but with such a broad question it’s difficult to be more detailed.

This is my response to Sourabh’s request.I have I lived in Naya Raipur for 2 years and here are my Observations,Naya Raipur is still Under Development and it’s a very large project, It the thought process for it is already done and currently, Infrastructure is under construction that too for most of the part it’s finished. The amount of work is clearly visible now.Traffic on roads has increased a lot, earlier in 2016 there were rarely any vehicles on the broad wide roads but last I saw in 2018 there were a considerable amount of vehicles so much so that you have to wait for them to pass.Alongside the development of infrastructure, Collages are also present in Naya Raipur Like Hidayatullah National Law University, Pt. Deendayal Upadhyay Memorial Health Sciences and Ayush University of Chhattisgarh, ITM University, IIM Raipur. These collages are contributing to the population of Naya Raipur, Mantralaya, Police Headquarters, Jungle Safari, several other places attract people to Naya Raipur.Some Areas are already started to fill in like as of now Sec-27 are highly active, Families are already residing here in Naya Raipur. Some are from Raipur and wanted to like in a Calm place. The Brts-Lite busses have already started to overcrowd, So Basically people now know about Naya Raipur and are visiting Naya Raipur.Coming to Commercial Property, It’s a huge Investment decision, as of now commercial complexes are under construction like CBD (Center for Bussiness Development), Avinash's Time Square and many more. Many of them are completed, others are following probably many of them would already have been booked but still, it’s the best time to Invest here, Because as soon as the town is well-established prices will be skyrocketed.
