It’s why BC, and Greater Vancouver, has seen such a massive increase in condo sales…as developers, we would lose money for 15 years or more on new rental properties. That is not, in any business, a reasonable ROI.However, the new socialist NDP gov’t here in BC has virtually guaranteed that no new rentals will be built. They have reduced the annual rent increases to inflation only. It would be nice if building maintenance expenses would stay below inflation, but they don’t. Those expenses, plus increases in insurance, property taxes, income taxes, etc, will be beyond the inflation rate. This of course means that landlords will begin losing money within a few years, or, they will stop doing maintenance. It won’t be long, and buildings that were once kept in good repair, will fall in to slums. And since renters don’t care about their homes in the same way that owners do, rental units will begin to look like shit in even less time.There is a reasonable limit when discussing rent controls…inflation + 2 worked. More than +2 can make it tough for tenants, but less than +2 will make it impossible for new rentals to be built.
