There are basically 4 types of maintenance philosophies (content courtesy: Internet)1. Preventive maintenance : Maintenance carried out at predetermined intervals or according to prescribed criteria, aimed at reducing the failure risk or performance degradation of the equipment.The maintenance cycles are planned according to the need to take the device out of service. The incidence of operating faults is reduced2. Corrective maintenance : Maintenance is carried out following detection of an anomaly and aimed at restoring normal operating conditions. This approach is based on the firm belief that the costs sustained for downtime and repair in case of fault are lower than the investment required for a maintenance program. This strategy may be cost-effective until catastrophic faults occur.3. Risk-based maintenance : Maintenance carried out by integrating analysis, measurement and periodic test activities to standard preventive maintenance.The gathered information is viewed in the context of the environmental, operation and process condition of the equipment in the system. The aim is to perform the asset condition and risk assessment and define the appropriate maintenance program.All equipment displaying abnormal values is refurbished or replaced. In this way it is possible to extend the useful life and guarantee over time high levels of reliability, safety and efficiency of the plant.4. Condition-based maintenance : Maintenance based on the equipment performance monitoring and the control of the corrective actions taken as a result.The real actual equipment condition is continuously assessed by the on-line detection of significant working device parameters and their automatic comparison with average values and performance. Maintenance is carried out when certain indicators give the signaling that the equipment is deteriorating and the failure probability is increasing.This strategy, in the long term, allows reducing drastically the costs associated with maintenance, thereby minimizing the occurrence of serious faults and optimizing the available economic resources management.For each of these maintenance philosophies, there are certain common basics :Process documentation from high level to detailed process instructions. Focus should be on getting the maintenance details documented with AHT, skill level or resource\specific training requirements etc.Maintenance calendarResource availability schedule with skill matrix and back-upProducts or parts information (including longevity/replacement intervals etc.). Must include all the list of tools which are required to perform the task along with specifics such as quality\quantity etc. Basically, define Inputs and Input requirements.Scheduled maintenance documentationIncident reporting mechanism (strong enough to enable quick responses, updating/tracking status, escalation matrix to seek additional help/costing approvals etc., Risk log to capture new failures, action to resolve, timelines etc. This enables noiseless audits too :)FMEA (Failure modes and effects analysis), to establish the intensity of ‘known risks’, their current solutions and overall commercial implications. This must be elaborated with parts failure history, external risks if any.Connect this to inventory scheduler and vendor contact (so that replacement parts are available for scheduled maintenance \ repairs in-time, with expected quality and cost effectively)Templates to inform stakeholders on maintenance schedules in advance and upon completion of maintenance, in order to avoid production impact. Automate these where possible. Also document a standard methodology for communication (e.g., Emails or Scrolling marquee on shop-floor dashboard or during team huddle etc.)Audits & Refresher training : Just to ensure that team understand the significance of maintenance and incident reporting, thus avoiding mishaps as much as possible. Adopt some best-in-class approaches from the industry to have an engaging training curriculum :)These are what I could think of while devising a Maintenance Strategy.
