What do I need to buy my first house? I’m 18 years old, I make $45K/y and have $30K in my savings. I would like to buy a condo worth $500K before the age of 20.
The first thing you need to know about buying a home with a mortgage is the concept of debt to income ratio. Lenders calculate this important number by adding up the total house payment including taxes, insurance and mortgage insurance, if any, plus an monthly debt payments such as car loans, credit card minimums and student loans. That total, divided by the borrower’s gross monthly income, is the debt to income ratio, commonly referred to as DTI.Lenders can approve conventional loans with a DTI as high as 50%. Government-insured FHA loans go a bit higher—55%.Let’s look at your picture today, specifically the cash you have available. If your down payment is 5%, you’ll have a 95% loan, which will require some form of mortgage insurance so that the lender can limit its risk. You’ll be paying $25,000 down and getting a loan for $475,000. You’ll have $5,000 left over for closing costs. That’s not quite enough (you can expect closing costs to run between about $10,000 and $15,000), but it is not uncommon for sellers to agree to pay some or all of a buyer’s closing costs in the interests of getting their house sold. I’ll assume for the moment that $30,000 is enough cash to buy a $500,000 home.I’ll assume also that you have a credit score of 740 or higher. This will get you the best rate. (More about credit scores in a bit)If your $475,000 loan has a rate of 4%, your mortgage payment (just the loan) will be $2,268. When we add in homeowner’s association dues of $400, taxes of $521*, Your total monthly payment will come to $3,422 per month. In order to qualify for that purchase, and assuming you have no other monthly debts, you’d need to be able to document gross monthly income of $6,844 per month. Your current income of $3,750 is a way off from that figure. There are some ways to accomplish what you want within the next two years, by the time you turn 20.The most obvious is to increase your income. Shouldn’t be too big a deal to double your income in two years, right? Although I do jest a little bit, doubling your income between now and 2022 might not be out of the question for you, depending on the type of work you do.You should keep in mind that one of the guidelines for a conventional loan is that you have been in the same line of work for at least two years. A vocational training program or other formal training for your field can count toward the two years.Another approach is to enlist the aid of a non-occupant co-borrower to qualify for the loan. This involves bringing another person—typically a close relative—onto the loan with you. That person’s income and liabilities will be blended along with yours. Even though only you will (presumably) be making the payments, they will still carry the responsibility for the loan along with you.It may be possible to use roommate income to help qualify for the loan. Technically, it is called boarder income. It is permissible with a small number of programs for first-time buyers, such as Fannie Mae’s HomeReady. In order to be able to use this income, you’ll have to document that you have received it for at least 12 months and that the money was paid to you, not directly to the landlord. If you can only show a history of boarder income for less than 12 months, the lender will take the total amount you’ve collected and divide it by 12 for qualifying income. The lender will consider boarder income to a maximum of 30% of your qualifying income.I’m not sure why you posted anonymously, but if you had mentioned the area where you live, I could have told you about the possibility of tax credits that you could use to qualify. They are available only in certain states.About credit scores: you should have at least two open trade lines. These are active accounts that report to the three credit bureaus. They should be at least 12 months old. You are better off with four accounts. These could all be credit cards, and you do not have to carry a balance. You just need to have a record of keeping the accounts active and current. If you have only two active trade lines, you have what is known as “thin credit.” With a very skimp credit history, small actions can have a disproportionately severe effect on your scores. Now is not too soon to begin building up your credit record. Apply for at least two other credit cards and use them regularly for items you would normally buy with cash. Pay them off in full each month to avoid having to pay any interest. There is no scoring benefit to carrying a balance. You should also get into the habit of requesting regular increases in your credit limit on all your cards. If you get turned down, keep using the card and mark your calendar to ask again in six months. Higher credit limits will help your scores.Your credit score will determine the rate you can get, and therefore how much home you can qualify to buy. If a borrower with a 740 score can get a rate of 4% today, a borrower with a 620 score (the minimum for a conventional loan) will pay about 5.25% for the same loan. The cost of mortgage insurance also depends on the borrower’s credit score. A borrower with a 760 score and a 95% loan can expect monthly mortgage insurance to cost about .41% of the loan amount, paid monthly. Insurance for the same loan but for a borrower with a 620 score will cost 1.61%.My compliments on thinking about this important step at such a young age. There will almost certainly be people who’ll tell that you are too young to be a homeowner. Don’t listen to them. It is a significant responsibility, but home ownership is the one way people of average means are able to build wealth and security.I hope this is useful. Good luck!(and please stop posting anonymously. Many people won’t answer questions from anonymous posters)*I’m using the typical California tax rate here. Your area may be different
What advice would you give to a 1st year student at UPES Dehradun?
This answer is what I wish someone had told me before the start of the fresher year. I'm no expert at advise nor do I expect you to follow them, there's still a lot to be learned by all of us.It's a long answer, but will probably be of great help if you read it till the end.Disclaimer: (if you wish to spend 2mil+ ruppees for teachers to come and read out of ppts while you rely on YouTube videos and photocopied notes for academic growth, congratulations you've made the right choice with engineering)But ab toh aa gaye ; hope you read between the lines too and this answer helps :)Here it goes:The hills and the forest only feel good for a month. If you were fascinated and motivated by nature here(90% of the new comers are, you'll end up hating it the most. Weather is mean.)Fear of attendance is the only constant.( getting past the 75% mark, but in the end everything is sorted out, don't bother too much, but also don't ignore it completely). If someone tells you cgpa is not important, kick him in the crotch twice. (ek meri taraf se). But then again, having good cg and bad communication skills is not right. 4 saal hai, you can improve. Its ok if you don't believe in gods, but better start beleiveving in teachers. Your success and failure depends on them. Mess with one and he'll mess you bad. There are no good or bad teachers, only teachers with ego and without ego. All of them are highly qualified but stay far away from the former.Study from class notes if you want to pass/score good easily with less time, study from the book(start early) for personal growth.Paying attention in classroom is not enough to solve exam level questions. Practice is key, most of the questions will be repeated from class/assignments though. If a teacher urges you to NOT study from a book cuz it ‘contains too many mistakes’.. Matlab samajh lo paper ussi se banega..Don't solely depend on the uni for your personal growth. Learn skills yourself too. If you think that the college will magically turn you into some professional ready to face the world, you're wrong. For the love of God, please don't wear sport shoes with formals.(personal request, rest is up to you)Mass bunk karne pe jail nahi hoti hai.Don't expect too much from cultural fests or fresher parties. (this is not DU).‘Learn how to Google.’ (it's worth your whole degree)You get a lot of free time(more than subsequent years of college) use it wisely.Get into any relationships within the first two years. (jitna jaldi katega, utna Acha, akal bhi aegi aur loss bhi kam hoga). As cheap as it sounds it's true. Its easier to rent a cheap apartment than find an economical hostel. Also once in your life stay at a flat with your friends, it teaches you valuable lessons. If you stay in a hostel, never make your roommate your best friend, you'll die for a day on his birthday.Good Transportation is a myth.If you think you'll get to college in time by living closer to college, you are wrong. Please don't be like those who put screen guard on gorilla glass but not wear helmets while on bikes. Girls are not gonna give you attention with a scratched face and a punctured eye.Change your taste if you believe college is how they show in movies. If you think college will be better than school, you're wrong.Go for engineering only if you're 100% certain it's the only thing you want to do in life. Baad mein karoge MBA hii.it's ok to explore other options. There are many different courses/hobbies/ adventures to try out in life, it's never too late.If you want to pass time in college, sit at the cafeteria and judge people.(5 hrs:personal record) (ok, it's not a good habit but some people just ask for it, you'll understand)Science is for the intelligent, commerce for the less intelligent and arts for who can't do either of those, is the biggest lie of life.Once you get in don't complain how hard it is, also never compare. This place isn't Delhi or Bangalore. Stop the whining before it starts and be ready for changes, start from yourself.Dont ever go to robbers cave, it's a waste of time. There are better places to try maggi than the maggi point behind college. If you visit rishikesh or nearby places, make sure you follow safety guidelines. A lot of people lose their lives by mere carelessness; lost close ones :( Swimming in the pool and river are totally different.Engineering will stress the hell out of you, so stay away from drugs, alcohol and smoking at all costs.Daru wale dost sirf bottle khatam hone tak hii sath rehte hain, choose a peer group, not a beer group.Don't let your ego spoil your reputation. You will meet people with equal skill and they'll always think they are better at everything, keep your ego at bay and let your actions talk. This is obvious, but eat healthy and join a gym. It's OK if you have a shit personality in the first year, sabki hoti hai, it's about how you improve from there. (if you don't believe me 4th year mein aake apni 1st year ki photos dekh lena)When you feel low, talk to people don't isolate yourself, people get homesick and its hard at first to move a new environment and it is ok; but you'll find plenty of help around only if you're willing to ask.If you're not used to failing in exams, better start studying from one month before the scheduled start. If in second year, you get a subject by the name of 'strength of materials’, then start collecting money for supplementry exam. There will be one night wonders before exam to compete the syllabus but believe me exam se pehle neend ka maza alag hii hota hai especially when your friends are studying.Look beyond hr,br,up,pb,uk, there's one India. Stop with the groupism. But I know aisa hone se raha.First year won't come again. It's an obvious statement but always ignored, do something productive and don't waste a single day.Feel free to ask any queries or for help.(don't ask me about placements, even I don't know the answer yet). This ones a biggie, if ever in your 4 years of college you get suicidal thoughts or feel like you can't cope well with something. Please ask for help. Close Friends, family, doctors, teachers.. Anyone. Dm me if you want. But don't ever feel you have to fight alone. Will add more. More than happy to take in suggestions.Thank you for reading, good luck…
