PDF Editor FAQ

Is Maxbupa health insurance good in India?

Disastrous service from Max Bupa. I had taken a policy with them for over 4 years paying a lot of money for their Gold cover. Never was any requirement to claim from my policy. When I had a surgery done and submitted my bills for reimbursement, the true colours of the Company came out. They found all possible reasons to deny my claim and even gave notice of cancellation claiming that I had not disclosed my health condition. I submitted documentary proofs showing them to the contrary. They are still trying to wriggle out of the claim and and asking for irrelevant documentation possibly waiting for the 30 day cancellation notice period to be over so that they can absolve of their responsibility. Will have to take them to the Court/IRDA about this.

The apartment lease I signed 11 months ago said that after 12 months, I'd go month-to-month. Does my new property manager have to respect that or can he force me to sign another year lease?

No, that’s not exactly correct. What it means is that if you remain in the apartment beyond the expiration of your lease (with the consent of the landlord) then your lease will become “month-to-month” until canceled by either party upon at least 30 days’ written notice to the other. This provision is likely your landlord’s consent to remain in the apartment for at least one month beyond the expiration of your lease.Your property manager cannot “force” you to sign a new lease. He can, however, give you 30 days’ notice to vacate consistent with your month-to-month lease unless you sign a lease renewal, an extension, or a new lease.

How would you react if your landlord knocked on your door and told you that you have 30 days to move out because her son needs to move in while he renovates his new home?

This actually happened to me. I was about 26, I lived by myself in a 2 floor condo/townhouse with my 2 dogs. To make it easier, I would mail my rent checks, post dated months in advance. All they had to do, is on the 1st of each month, they would deposit it. I did this for 5 years and never bothered them for anything.I actually remember the month, it was late August or early September when they told me they were selling the condo and I had to be out by October 1st. Or maybe it was 30 days to move out once they have secured a buyer. I don’t remember but it was They offered me the first option to buy it (right of refusal?) but I couldn’t afford it. They wanted $100k. Now they sell for $250k but that’s irrelevant. I had to pass and had to be out by Oct. 1st. They gave me 30 days notice (we were on a month to month at that point). One day in mid September, I stayed home from work and was sick in bed. I was going downstairs to the kitchen in still in PJs, when the front door handle was wiggling and I heard a bunch of keys. The door opens and there are 2 real estate people and 2 prospective buyers. They were supposed to give me notice before just coming over, but apparently they already put in an offer and wanted it. They were coming to do a final walkthrough (I might have these events out of order).I said “Who are you? What’s going on?”. The one woman said “I’m buying this, I’m the new owner!”. The real estate broker said, “we are sorry, we thought you would be at work”. I said “well obviously I’m not at work, I’m home sick. I also had no idea that there was an accepted offer on the unit”. So needless to say, that was a stressful afternoon. I immediately called my landlord and asked what’s going on?A few days later, only 2 doors down from my unit, the couple said they were moving out October 1st since they bought a house. It was the identical set up too and the rent was only $50 more a month. The stars were aligned, how perfect right? It ended up working out. But it wasn’t as smooth as you would think. Basically the new landlord was a little rattled by the speed of everything happening so fast, I guess I was being a steamroller. Personally I thought it was great he never even had to advertise. But he didn’t know me, where did I come from, he wanted to run a credit check and get references and all this bullshit. He was being difficult. I didn’t ask for a fresh coat of paint or carpets cleaned. It was a crazy situation and I had to move, this was ideal. Turns out the couple left sooner than planned giving me some more time. I was able to clean before moving in my furniture and kitchen items.Turns out I was ahead of schedule and moved everything over with a week to spare. The new landlord didn’t like this “partial rent” business. It was like he was making it difficult on purpose. So I gave my landlords the news, that I was officially moved out. They should be happy that the tenant is getting out the way and not sitting there waited to be evicted. When I requested my security deposit back, they said no because I “broke my monthly lease by leaving sooner”. Basically they didn’t want to refund me $750, and that’s their strategy to keep it.There was no doubt about it, I knew this was unfair! I was a model tenant all these years and this is the shit I get? So I took them to small claims court, and it was very nerve racking. I was alone and they had each other for support.I had to go up in front of the judge, I showed all my cancelled checks for perfect payment history. She asked my version of the story and listened to the defendants side too. Her decision would be mailed via snail mail. Long story short, I won the case and then I was sent in the security deposit in the mail. Justice served.

I love this tool. I shared it with my mom who still has to fax things and I did not want her leaving her home to fax at other businesses. I think a video on how to create more fillable boxes would be helpful. Although I figured it out, it took me about 30 minutes. I can imagine for even less tech savvy people it could take longer.
