I once tried to rescue an acquaintance from pending homelessness as she was being evicted from her uptown residence. She couldn't afford it as she hadn't had a steady income in awhile. I heard her on her phone telling prospective roommates that I was stealing from her was why she had to get out. Told them I was nuts. She even said I was in her closet taking her 1980’s clothes with the gaudy flowers and padded shoulders. Not my taste.She ignored that I did her a favor and her beloved cats would have had to find a home or go to the animal shelter. Angry at me because I hadn't let her continue to freeload. She found another sucker by the next month and stiffed the moving guys. She dumped her cat litter in my driveway and stole an expensive pair of hair scissors on her way out.

How long can someone go without paying rent before an eviction notice?

Are you sure it was an eviction notice? More likely it was a Notice to Quit. The Notice to Quit is a document the landlord must present you with several weeks before taking action to evict you. The eviction process itself is actually quite a pain for a landlord. They have to take you to court, demonstrate that you were in violation of the lease, and then receive an order from the court to have you evicted. Any time during this process, including right after you've received the Notice to Quit, to the time leading up to the trial, you can pay your rent and the case will likely be thrown out.My experience is in Massachusetts, and I only became aware of this through dealing with my roommate who didn't pay his portion of the rent (and I am now suing), so the laws in your state may differ. Read the notice more closely, pay your rent ASAP, and it's unlikely you will be evicted. Is your roommates name on the lease or are you subleasing?(These steps apply in my county in PA. Check your own county’s eviction laws.) If your name is on the lease, you have to give her an eviction notice in writing. I think you have to give her 30 days. If she doesn’t leave by then, you’ll have to file an eviction notice with the magistrate and pay fees. They’ll serve her notice that she has to move out. If she still doesn’t leave, then you’ll have to pay the sheriff to take her out. You’ll then probably have to pay to store anything she left behind. If she doesn’t pay for it within a certain amount of time, she forfeits it.My sister lived with me. I gave her an eviction notice. If I had had to go further using the court, then that record would have been available to all future renters and employers. This is often enough incentive for someone to get out on their own. But definitely give her an eviction notice.If her name is on the lease, pack up your shit and move.
