PDF Editor FAQ

Is real estate a good investment?

Absolutely! However, real estate investing for the regular investor is not a get rich quick scheme. You need to be consistent, and above all, patient. Why is real estate a worthy investment? Well for one, it reduces the overall risk in your personal investments portfolio and increases the overall returns. I’m not saying real estate is the ONLY investing option that is worthwhile. Absolutely not.You should be investing in other assets, such as stocks, mutual funds, indexes, ETFs, bonds - heck, even have some money in a savings account (although that hardly counts as an investment imho). However, if you ignore direct real estate as part of your investment strategy, your risk profile goes up. Why?Real estate is a physical asset. Unlike a bond or another financial security, it is not on paper - it is tangible. The likelihood of your hard asset ever becoming worthless is highly unlikely.Real estate helps you recession proof your wealth. With the exception of the last financial crisis in ‘08, the real estate market has never crashed during recessionary periods. Why did it crash last time? Well, because crooked bankers were creating financial securities that were directly linked to the real estate industry (i.e., subprime mortgage loans). Usually, during recessionary periods, the market sentiment is quite erratic - because real estate is less liquid than other financial assets, it is guarded by such forces.Bonds and equities usually have an inverse relationship. Often times, many securities are correlated or inversely related to one another. Not real estate though. Real estate is as independent as it can be as an investment asset from other investable assets. Finally - real estate allows you to earn income in two ways:Through regular dividends in the form of rental paymentsThrough capital appreciation when your property increases in value and you sell. There are at least a dozen other reasons, but in the interest of keeping this as brief as I can, I think this should give you enough points to consider investing in real estate.Cheers!Hassan

What caused the downfall of the drive-in movie theater in the United States?

Drive-in movie theaters were the topic of my research paper for “The Social History of Architecture,” one of my most interesting and memorable college courses. There were many factors leading to the unfortunate downfall of these iconic American entertainment destinations. Chiefly among them:Rising price of real estate. Drive-ins, as highly functional parking lots, required big chunks of land. As such, they were built on the edges of cities. When the suburbs overtook them, real estate values soared and owners felt compelled to sell out for a lucrative profit. The end of Americans’ fascination with cars. The popularity of drive-ins was directly tied to the heyday of “all things automobile” in the ‘50s and ‘60’s. Cars — convertibles in particular — were so gloriously popular that Americans wanted to do everything behind a wheel. Drive-in movies were a novel way to show off and enjoy your big shiny investment in the age of motoring. When the car craze ended, ticket sales lagged.Seedy reputations. Drive-ins originally were family destinations; in fact, many installed playground equipment in front of the screens so that the kiddos had a means of occupying themselves should they grow bored with the film. It wasn’t long, though, before teenagers turned drive-ins into their favorite spots for steamy dates. Families soon fled the awkwardness of fogged windows and rocking suspensions, and attendance dropped again.Better cinematography and higher viewing expectations. Drive-in movie viewing was vulnerable to weather and lighting conditions that could wash out the screen. This didn’t matter so much when watching a western, but Star Wars raised the bar beginning in 1977. Moviegoers wanted special effects that outdoor screens could not deliver.Aging facilities and equipment. Drive-ins were already in a downward spiral when, a couple of decades into the fad, owners had to decide whether to make much-needed investments by replacing or upgrading movie projectors and screens. Typically it was more profitable to cash in on the real estate instead.

NoAjith invests conservatively in mutual funds, equities etc through his older brother and one of the jain financiers. He seldom invests in real estate except a development at OMR road.Vijay invests a lot in real estate and co- owns a construction company and a real estate group that have developed properties across chennai and ooty (1 project). He owns significant real estate.Ajith is valued at aroud 300 Crores of Net liquidity (Assets minus liabilities)Vijay is valued at around 450–500 Crores of Net Liquidity but the actual value given.the real estate market is not good should be around 350–400 Crores. But Ajiths value is cut and dry on paper. Vijays value is confusing and complicated.
